Job summary

Park Grove Realty is seeking a Maintenance Technician to maintain the condition and appearance of the property and grounds in New York. You will perform preventive maintenance, keep detailed records, and promptly complete work orders and resident requests.

Responsibilities include coordinating turnover of vacant units to minimize vacancy loss, managing maintenance inventory, and supporting the property team. A valid driver's license and ability to respond after hours are required.

Qualifications

Description

Under the supervision of the Property Manager, the Maintenance Technician is responsible for the condition, appearance and good working order of the buildings and grounds at the assigned property location(s).

Essential Duties

• Responsible for maintaining the cleanliness of the common areas of the property as well as general upkeep of the buildings and grounds.
• Perform preventive maintenance at the property, maintain detailed records of the location, item, and schedule for performance of these functions.
• Complete all resident and site work orders at the property in a timely manner, and complete all relevant paperwork associated.
• Responsible for the "turnover" of vacant apartments in an expeditious manner in order to avoid the loss of any rental income.
• Responsible for inventory control of the property's maintenance supplies, performing a monthly inventory and making recommendations to the Community Manager for the purchase of supplies and equipment.
• Responsible for being available/on-call by phone in case of an emergency.

Requirements

Education & Experience

A minimum of a High School Diploma or equivalent. At least 1 year experience in a maintenance, custodial, groundskeeping or facilities related field. Must be able to perform physical labor and lift heavy objects.

Competencies & Skills

Should be skilled at property maintenance tasks including but not limited to janitorial, groundskeeping, shoveling/plowing, mowing/landscaping, basic electrical, basic plumbing, basic carpentry, general repairs, maintenance & painting, unit turnovers and other property upkeep.

Must be available to address emergency issues at the property after scheduled work hours.

Must have a valid driver's license.

Physical Demands & Work Environment

An individual working in this role must be able to withstand prolonged periods of standing & walking; is routinely required to use hands, reach with hands and arms, bend, and use various machines and tools. Must be physically able to climb ladders, bend, or crawl into awkward spaces. Specific vision abilities are required for parts of the job to include close vision, color vision, peripheral vision, and ability to adjust focus. The noise level in the work environment is usually moderate with occasional exposure to loud noises from machinery & equipment. This position may require lifting up to 50 pounds.
