Job summary

Park Grove Realty is seeking a Maintenance Technician to ensure the condition, appearance, and good working order of the property buildings and grounds. Under supervision of the Property Manager, you will perform preventive maintenance, handle work orders, and support turnover of vacant units to minimize rental income loss.

You must have at least 1 year of related experience, a high school diploma, and be able to perform physical labor. A valid driver’s license is preferred.

Qualifications

• At least 1 year experience in maintenance, custodial, groundskeeping or facilities related field.
• Must be able to perform physical labor and lift heavy objects.

Responsibilities

• Maintain cleanliness of common areas and general upkeep of buildings and grounds.
• Perform preventive maintenance and keep detailed records of location, item, and schedule.
• Complete resident and site work orders promptly and maintain relevant paperwork.
• Turnover vacant apartments expeditiously to minimize rental income loss.
• Manage inventory of maintenance supplies; monthly inventory and purchasing recommendations.
• Be available/on-call by phone for emergencies.

Summary:

Under the supervision of the Property Manager, the Maintenance Technician is responsible for the condition, appearance and good working order of the buildings and grounds at the assigned property location(s).

Essential Duties:

• Responsible for maintaining the cleanliness of the common areas of the property as well as general upkeep of the buildings and grounds.
• Perform preventive maintenance at the property, maintain detailed records of the location, item, and schedule for performance of these functions.
• Complete all resident and site work orders at the property in a timely manner, and complete all relevant paperwork associated.
• Responsible for the "turnover" of vacant apartments in an expeditious manner in order to avoid the loss of any rental income.
• Responsible for inventory control of the property's maintenance supplies, performing a monthly inventory and making recommendations to the Community Manager for the purchase of supplies and equipment.
• Responsible for being available/on-call by phone in case of an emergency.

Requirements

Education & Experience:
