Job summary

ZRS Management is seeking a Maintenance Technician in Horizon West, FL to provide exceptional service to our residents. The role works with the Maintenance Supervisor to deliver skilled, efficient, and professional service on a full-time basis.

The technician will maintain the property including plumbing, electrical, HVAC, and appliances, perform turnover work, and help manage safety and inventory. EPA certification is preferred and a valid driver's license is required.

Qualifications

• Must have valid driver's license with acceptable driving record and proof of automobile insurance coverage.
• EPA certification preferred; if required at a specific property, certification must be obtained within 90 days of employment start date.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, air conditioning, appliances, and other areas as needed.
• Perform apartment turnover maintenance within 3–5 business days and complete turnover checklist (blinds, filters, bulbs, drip pans, door stoppers, caulk, etc.).
• Maintain common areas (sweeping, mopping, vacuuming, trash, pressure washing, windows).
• Monitor building exterior for roof, siding, shutters, etc.
• Support preventive maintenance program for area of responsibility.
• Ensure safe condition of all equipment or structures within area of expertise.
• Enter newly purchased tools or equipment into inventory.
• Keep work area clean and orderly; observe all safety rules.

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Responsibilities

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.
