Job summary

ZRS Management is seeking a Maintenance Technician to deliver exceptional service to residents and support the Maintenance Supervisor in providing skilled, efficient repairs. The role entails handling plumbing, electrical, HVAC, appliances, and general upkeep across the property.

Responsibilities include turnover work within three to five days, safety compliance, and maintaining inventory and a clean worksite.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred; if required at a property, certification must be obtained within 90 days of start date.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating and air conditioning, appliances and other aspects as needed.
• Complete turnover maintenance within 3–5 business days, including installation of blinds, changing filters, bulbs, drip pans, door stoppers and caulking.
• Conduct common area maintenance: sweeping, mopping, vacuuming, trash removal, pressure washing and window cleaning.
• Monitor building exterior for roof, siding, shutters, and other issues.
• Support a preventive maintenance program for the area of responsibility.
• Ensure safety and proper condition of all equipment and structures under care.
• Log newly purchased tools/equipment into inventory and keep work area clean.

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Responsibilities

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.
