Responsibilities

• Maintains and services building/plant mechanical equipment, HVAC systems, and power distribution.
• Performs preventive maintenance and routine repairs on systems and equipment.
• Conducts safety and maintenance inspections to identify wear and replacement needs.
• Uses diagrams/blueprints to install, troubleshoot, calibrate, and repair equipment, engines, and compressors.
• Orders parts and coordinates with service providers to complete maintenance tasks.
• Uses CMMS/work orders to track and document activities.
• Responds to emergency maintenance requests.
• Follows Maintenance Manager directions on minor repairs.
• Operates standard maintenance tools safely (power/hand tools, testing equipment).
• Maintains a clean and orderly work area and equipment.
• Follows safety rules and departmental policies; helps improve safety techniques.

Job description

• Maintains and services a building or plant's mechanical equipment, control systems, power distribution systems, and HVAC systems.
• Performs preventative-predictive maintenance and routine repairs to systems and equipment.
• Conducts periodic safety and maintenance inspections to evaluate equipment for replacement and identify wear and damage.
• Uses technical diagrams, blueprints, and schematics to install, troubleshoot, calibrate, and repair equipment, engines, and compressors.
• Orders parts needed for replacement and coordinates with service providers to complete maintenance tasks.
• Uses a computerized maintenance management system (CMMS) or work order system to track and document activities.
• Helping respond to emergency maintenance requests
• Follow directions from the Maintenance Manager on minor repairs
• Effectively and safely operate standard maintenance tools including power tools, hand tools and testing equipment
• Maintain work area and equipment in a clean and orderly condition
• Follow safety rules and regulations as well as other departmental policies and procedures. Help further develop and improve proper safety techniques
