Job summary

Atrium Management Company is hiring a Maintenance Technician in Gainesville, reporting to the Camelot Apartments. The role focuses on make-readies, painting, tub & shower resurfacing, and assisting with service requests and daily tasks across nearby properties.

Schedule is Monday–Friday, 8am–5pm, with rotating on-call shifts. Pay ranges from $18 to $21 per hour, with eligibility for incentives. Must be prepared to collaborate with a team and deliver high-quality workmanship.

Qualifications

• 1+ years of experience as a maintenance or make-ready technician.
• Reliable transportation.
• Able to be available for rotating on-call shifts (evenings and weekends).
• Basic computer skills, including email and MS Office.

Responsibilities

• Assist with apartment make-readies (painting, resurfacing, repairs, cleaning).
• Ensure completion of all service requests.
• Inspect community and record deficiencies; report findings.
• Order supplies and parts within budget.
• Perform general maintenance in the community and basic HVAC/plumbing/electrical tasks.

About the Role

Atrium has experienced tremendous growth and we're seeking an exceptional Maintenance Technician to join and grow our team in Gainesville. Reporting out of a homebase at the Camelot Apartments (3425 SW 2nd Ave. Gainesville, FL), the maintenance technician will join our skilled maintenance team servicing several apartment communities within a 5 mile radius.

This unique role on the Gainesville Maintenance Team will focus on make-readies and other upkeep maintenance projects, including painting and tub & shower resurfacing, in addition to assisting with service requests, emergency calls, and other property tasks that may be needed daily, weekly, or monthly. This is a "hands-on" role focused on maintenance, teamwork, and high-quality service.

Job Location: Gainesville, FL

Schedule: Monday thru Friday 8am - 5pm, with rotating on-call schedule

Pay: $18-$21 per hour (Full time / 40 hours per week). This position is also eligible for incentives.

The Maintenance Technician must be available for on-call rotation and work with other service team members and/or office as needed. Flexibility between needs of the properties daily.

Job duties include:

• Assist with apartment make-readies (includes painting, tub & shower resurfacing, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
• Ensure the completion of all service requests
• Inspect community continuously, recording and correcting deficiencies
• Order necessary supplies and parts within budgetary guidelines
• Perform all general and routine maintenance in the community
• Ensure that all keys are kept properly
• Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
• Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
• Service requests made by residents should be completed within 24 hours
• Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
• Replace breezeway light bulbs as needed
• Order supplies; communicate and coordinate with vendors
• Assist in the distribution of flyers and other materials
• Assist in picking up litter & maintain small amount of grounds
• Perform preventative maintenance
• Keep inventory

Requirements
