SPM, LLC is seeking a Maintenance Technician to join Morris Manor, delivering well-maintained, safe, and comfortable living spaces for residents. You will be at the heart of a community-focused team, handling repairs, preventive maintenance, and timely service requests.

The role emphasizes hands-on problem solving, strong teamwork, and a commitment to excellent customer service, with a focus on safety and quality across a diverse portfolio.

Qualifications

• Previous property maintenance experience.
• HVAC knowledge of systems, appliances, and carpentry.

Responsibilities

• Take ownership of maintaining the community, inside and out.
• Troubleshoot and repair HVAC systems, electrical, plumbing, and appliances.
• Complete service requests within 24 hours with care and efficiency.
• Perform routine upkeep and preventive maintenance.
• Help maintain curb appeal: clean exteriors, grounds, and common areas.
• Rotate on‑call duties with the team for after‑hours support.
• Keep inventory of parts to control costs.
• Collaborate with team members and vendors to go the extra mile for residents.

What You'll Do:

• Take ownership of maintaining the physical condition of the community, inside and out.
• Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances (stoves, dishwashers, refrigerators, disposals, etc.).
• Complete service requests within 24 hours quickly, efficiently, and with care,
• Perform routine upkeep and preventive maintenance to keep everything running smoothly,
• Help maintain excellent curb appeal: remove debris, pressure wash exteriors, maintain grounds, and more.
• Rotate on-call duties with the maintenance team for after-hours and occasional holiday/weekend support.
• Keep inventory of commonly used parts and materials to control maintenance expenditures.
• Collaborate with team members and vendorsand always go the extra mile for residents.

What You'll Bring:

• Previous property maintenance experience
• HVAC certification (preferred but not required)
• Strong knowledge of HVAC, appliances, electrical, plumbing, and carpentry
• Great communication and teamwork skills
• A passion for providing exceptional customer service
• Ability to lift at least 50 pounds
• A valid driver's license, auto insurance, and reliable transportation
