Job summary

Golden-Harbor-Assisted-Living is seeking a Maintenance Technician to uphold safe, functional living spaces across our assisted living communities in Wisconsin. You will perform general repairs, oversee preventive maintenance, and support groundskeeping while coordinating with vendors when needed.

The role requires at least 2 years of maintenance experience, a high school diploma, and a valid Wisconsin driver’s license to travel between communities.

Qualifications

Description

The Maintenance Technician is responsible for maintaining the physical communities, equipment, and grounds across assisted living communities. This position ensures compliance with all regulatory standards, including Wisconsin DHS 83, while prioritizing safety, comfort, and a welcoming environment for residents, families, visitors, and staff. The Maintenance Technician completes repairs, oversees preventive maintenance, and responds to emergency situations both during and outside of regular business hours.

ESSENTIAL JOB RESPONSIBILITIES:
Regulatory Compliance & Safety
  • Ensure all maintenance practices comply with Wisconsin DHS 83 regulations and community policies.
  • Maintain a safe and functional environment, identifying and correcting hazards promptly.
  • Participate in inspections and compliance audits, preparing required documentation.
Maintenance & Repairs
  • Perform general repairs and upkeep in resident apartments/rooms, common areas, offices, and service areas (e.g., plumbing, electrical, HVAC, carpentry, painting).
  • Prepare resident rooms for move-in readiness, ensuring cleanliness and functionality.
  • Oversee preventive maintenance schedules for equipment, building systems, and appliances.
  • Coordinate with vendors and contractors when outside services are required.
Grounds & Environment
  • Maintain exterior grounds, including landscaping, snow removal, salting, and seasonal upkeep.
  • Ensure walkways, parking lots, and outdoor areas are safe and accessible year-round.
On-Call & Emergency Response
  • Serve as on-call technician for urgent and emergency maintenance needs outside of regular business hours.
  • Respond quickly and appropriately to emergency situations (e.g., power outages, water leaks, equipment failures).
Task Management & Communication
  • Prioritize maintenance requests based on urgency, safety, and resident needs.
  • Maintain accurate records of maintenance requests, repairs, and inspections.
  • Communicate effectively with residents, families, and staff to ensure timely resolution of concerns.
  • Communicate with Maintenance Technicians and Directors across company and assist with projects as needed.
  • Perform all other duties as assigned.
Requirements
  • High school diploma or equivalent required; technical training or certification preferred.
  • Minimum 2 years' experience in building maintenance, facilities, or related trade.
  • Working knowledge of electrical, plumbing, carpentry, HVAC, and general repair.
  • Valid Wisconsin driver's license with reliable transportation; ability to drive between communities.
  • Ability to read, interpret, and follow safety and regulatory guidelines.
  • Strong organizational and time management skills with ability to prioritize tasks.
  • Compassion and respect for seniors in a residential care environment.
