Job summary

Job description

Overview

Coordinated Care Agency (CCA), a dba of the Archdiocesan Housing Authority, offers comprehensive services, enhanced shelter, and housing for people experiencing deep poverty and homelessness.

The purpose of our work is to ensure that people have access to healthcare, housing, and supports that they need to thrive. The team works to promote social changes to dismantle systemic racism, injustices and inequities that contribute to housing instability. We approach our clients and colleagues through a trauma informed lens, based on the knowledge and understanding of how trauma affects people's lives.

The Maintenance Technician II position will assist the lead maintenance tech. This position performs routine general building maintenance, grounds, maintenance, janitorial duties and unit turnovers; arranges and monitors outside contractor work at the property; assists with maintaining property security, immediately reporting problems to the property manager; seeks to provide tenants with a safe, positive and sanitary living environment; and performs these tasks with minimum supervision, while applying solid work experience in this area. Maintenance Technician positions offer a compensation range of $26.22 - $29.17 per hour (DOE).

Responsibilities
  • Receive and investigate requests for maintenance in apartment units, common areas and the exterior of buildings. Track maintenance work orders and complete maintenance request forms.
  • Work in conjunction with Housing Manager to make vacant units ready for re‑rent within 10 days.
  • Perform maintenance repairs, refer to supervisor, or contract with outside vendor. Remedies may be in the form of plumbing, electrical, appliance, carpentry, lock repair/replacement, etc. Types of repairs includes, but are not limited to, the following:
    • Perform interior painting and touch‑up exterior painting, as needed.
    • Perform necessary sheet rock repairs/texturing.
    • Perform minor electrical repairs, such as replacing fixtures and switches.
    • Perform minor appliance repairs and/or recommend replacement.
    • Perform plumbing repairs - replacing/repairing toilets, faucets, and clearing drains.
    • Re‑key locks.
    • Perform daily janitorial tasks.
  • Perform routine grounds maintenance to ensure a pleasant curb appeal. This may consist of sweeping/blowing grounds, picking up garbage and removing graffiti.
  • Perform interior and exterior janitorial duties. This may consist of litter pick up, cleaning bathrooms, cleaning windows, vacuuming, cleaning common areas, and sweeping stairways.
  • Respond to janitorial emergencies i.e., accidents in public areas, plugged toilets, etc.
  • Carry a fully charged agency provided radio and respond quickly to emergency pages. Take rapid action(s) to solve urgent problems and damage or harm to buildings and/or tenants.
  • Alert Housing Manager to non‑maintenance and housekeeping areas of concern.
  • Purchase/order supplies, equipment or services, to meet routine maintenance, janitorial and grounds needs and for special projects.
  • Track hours worked and turn in timesheet and mileage forms to supervisor.
  • Contribute to the mission of Catholic Community Services and the Archdiocesan Housing Authority.
  • Support a positive, team‑oriented work environment.

Job Conditions:

This position requires the employee to work in an environment where there may be exposure to illicit drug residues and fumes, bloodborne pathogens or other bio‑hazardous materials in the course of doing business. Other exposures could include cleaning supplies, chemicals involved in pest control, paint and other materials used in building maintenance, building temperature fluctuations, dust, noise, pests, and odors.Other working conditions may include interruptions, working alone, evening or weekend work, responding to emergencies and working on‑call.

This position also requires the employee to work with clients who may have untreated or poorly treated substance use and mental health disorders. These clients may demonstrate challenging behaviors that require staff support for de‑escalation or redirection.

  • The employee is frequently required to talk, hear, stand, walk, use hands to finger/ handle/feel/type, operate office machinery and reach with hands and arms. Requires the ability to regularly push, pull, lift and/or carry supplies up to 20 pounds and occasionally up to 40 pounds.
  • Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  • Work takes place at the agency work location for the duration of the scheduled shift where long periods of sitting, working on a computer, walking to various work areas, going up and down stairs, and standing are required.

Mental Requirements:

The cognitive skills needed to complete tasks, including abilities such as learning, remembering, focusing, categorizing, and integrating information for decision making, problem‑solving, and comprehending.

  • One year maintenance or related field experience.
  • Working knowledge or ability to learn plumbing, electrical and lock systems.
  • Working knowledge or ability to learn repair of plaster, wall repairs, and painting.
  • Ability to work independently, prioritize work tasks, and follow through to the completion of the task.
  • Ability to communicate effectively verbally and in writing.
  • Ability to perform basic computer tasks.
  • Must possess and maintain a valid Washington driver’s license, insurance and dependable vehicle.
  • Good attitude with residents who may not be able to communicate in English
  • Ability to work within the mission, goals and objectives of Catholic Community Services/ Catholic Housing Services.

Substitute Qualifications

May be substituted for one year of maintenance experience:

  • Certificate of completion from a technical college in general building maintenance.
  • Certificate of completion from a technical college in plumbing and electrical systems.

Preferred Qualifications

  • Experience working with a diverse, low income, and/or farmworker populations in a residential environment.
  • Spanish speaking and/or writing skills.
  • Experience in customer relations.
