Job summary

College Town Communities seeks a Maintenance Technician to support student housing in San Marcos, TX. You will handle day-to-day work orders, perform preventative maintenance, and prepare units for turnover during peak move‑in/out seasons.

You will use your troubleshooting skills to address plumbing, electrical, basic HVAC, appliance, drywall and painting tasks, while providing responsive service to student residents and families. Tools are supplied on-site.

Qualifications

• High school diploma or equivalent required; trade school certification in HVAC, electrical, or building maintenance technology preferred.
• Minimum of 2 years in residential property maintenance, facility operations, or student housing.
• Strong working knowledge of basic plumbing, electrical systems, basic HVAC troubleshooting, appliance repair, drywall, and painting.

Responsibilities

• Turn Operations & Unit Prep: perform rapid, high‑quality turn maintenance during seasonal move‑in/move‑out.
• Routine & Emergency Repairs: diagnose and resolve work orders promptly (plumbing, electrical, HVAC, appliance repair, minor carpentry).
• Student & Resident Relations: interact professionally with student residents and parents, ensuring satisfaction.
• Preventative Maintenance: execute scheduled maintenance for buildings, grounds, amenities, and mechanical systems.
• Vendor & Subcontractor Coordination: monitor exterior contractors and vendors on larger projects.
• Inventory & Asset Management: track tools, parts, and supplies; notify when reordering.
• Safety & Inspections: conduct property walkthroughs to identify hazards and code issues.

Job Title: Maintenance Technician – Student Housing

Job Summary

We are seeking a reliable and versatile Maintenance Technician to join our team. In this role, you will play a crucial part in maintaining the safety, functionality, and overall quality of our student housing community. You will be responsible for resolving day-to-day work orders, executing preventative maintenance routines, and preparing unit turns during high-volume move-in/move-out seasons.

Key Responsibilities

• Turn Operations & Unit Prep: Perform rapid, high-quality turn maintenance during seasonal student move-in/move-out periods (painting, drywall repair, appliance fixes, deep key/lock changes, and amenity resets).
• Routine & Emergency Repairs: Diagnose and resolve work orders promptly, including basic plumbing (unclogging drains, fixing leaks), electrical (replacing outlets, light fixtures, switches), basic HVAC, appliance repair, and minor carpentry.
• Student & Resident Relations: Interact professionally with student residents and parents, maintaining clear communication and high customer satisfaction standards while completing repairs.
• Preventative Maintenance: Execute regularly scheduled preventative maintenance routines for buildings, grounds, shared amenities, and mechanical systems.
• Vendor & Subcontractor Coordination: Assist with monitoring exterior contractors and specialized vendors on larger capital or structural projects.
• Inventory & Asset Management: Maintain accurate records of tools, repair parts, and supplies; notify management when reordering is required.
• Safety & Inspections: Conduct routine property walkthroughs to identify safety hazards, code compliance issues, or needed structural repairs.

Qualifications & Requirements

• Education: High school diploma or equivalent required; trade school certification in HVAC, electrical, or building maintenance technology is preferred.
• Experience: Minimum of 2 years in residential property maintenance, facility operations, or student housing.
• Technical Skills: Strong working knowledge of basic plumbing, electrical systems, basic HVAC troubleshooting, appliance repair, drywall, and painting.
• On-Call Availability: Willingness to participate in a rotating schedule for after-hours emergency calls and high-volume student turnover periods.
• Communication & Organization: Strong verbal and written communication skills with the ability to prioritize daily work orders effectively through electronic management systems.
• Physical Requirements: Ability to lift up to 50 lbs, stand for extended periods, climb ladders, and work outdoors in varying weather conditions.
