Job summary

College-Town-Communities is seeking a reliable Maintenance Technician to support our student housing properties. You will resolve day-to-day work orders, perform preventative maintenance, and prepare units during high-volume move-in/move-out seasons.

All necessary tools are provided by the property. The ideal candidate has 2+ years in residential maintenance, strong troubleshooting, and excellent resident communication.

Qualifications

• High school diploma or equivalent required; trade school certification in HVAC, electrical, or building maintenance technology preferred.
• Minimum of 2 years in residential property maintenance, facility operations, or student housing.
• Strong working knowledge of basic plumbing, electrical systems, basic HVAC troubleshooting, appliance repair, drywall, and painting.
• On-Call Availability: rotating schedule for after-hours emergency calls during high-volume turnover periods.
• Communication & Organization: strong verbal and written skills with ability to prioritize daily work orders via electronic management systems.
• Physical Requirements: ability to lift up to 50 lbs, stand, climb ladders, and work outdoors in varying weather.

Responsibilities

• Turn Operations & Unit Prep: perform high-quality turn maintenance during seasonal move-in/move-out periods (painting, drywall, appliance fixes, key/lock changes, amenity resets).
• Routine & Emergency Repairs: diagnose and resolve work orders promptly (plumbing, electrical, basic HVAC, appliance repair, minor carpentry).
• Student & Resident Relations: interact professionally with student residents and parents, ensuring high satisfaction during repairs.
• Preventative Maintenance: execute scheduled maintenance for buildings, grounds, and shared systems.
• Vendor & Subcontractor Coordination: assist with monitoring exterior contractors on larger projects.
• Inventory & Asset Management: maintain records of tools and parts; notify management when reordering.
• Safety & Inspections: conduct routine property walkthroughs to identify hazards and code issues.

We are seeking a reliable and versatile Maintenance Technician to join our team. In this role, you will play a crucial part in maintaining the safety, functionality, and overall quality of our student housing community. You will be responsible for resolving day-to-day work orders, executing preventative maintenance routines, and preparing unit turns during high-volume move-in/move-out seasons.

Key Responsibilities

• Turn Operations & Unit Prep: Perform rapid, high-quality turn maintenance during seasonal student move-in/move-out periods (painting, drywall repair, appliance fixes, deep key/lock changes, and amenity resets).
• Routine & Emergency Repairs: Diagnose and resolve work orders promptly, including basic plumbing (unclogging drains, fixing leaks), electrical (replacing outlets, light fixtures, switches), basic HVAC, appliance repair, and minor carpentry.
• Student & Resident Relations: Interact professionally with student residents and parents, maintaining clear communication and high customer satisfaction standards while completing repairs.
• Preventative Maintenance: Execute regularly scheduled preventative maintenance routines for buildings, grounds, shared amenities, and mechanical systems.
• Vendor & Subcontractor Coordination: Assist with monitoring exterior contractors and specialized vendors on larger capital or structural projects.
• Inventory & Asset Management: Maintain accurate records of tools, repair parts, and supplies; notify management when reordering is required.
• Safety & Inspections: Conduct routine property walkthroughs to identify safety hazards, code compliance issues, or needed structural repairs.

• On-Call Availability: Willingness to participate in a rotating schedule for after-hours emergency calls and high-volume student turnover periods.
