Job summary

Responsibilities

  • Clean entire common area of the property including floors, carpets, walls, ceilings, hallways, stairways, elevators, etc.
  • Maintain maintenance room, paint room, and assigned storage areas in a clean, safe, comfortable, organized, and attractive manner.
  • Keep work and assignment areas free of hazardous objects.
  • Immediately report hazardous conditions or equipment to Maintenance Director.
  • Follow local/state codes; perform electrical, plumbing, HVAC, painting, and grounds tasks as needed.
  • Remain on‑call 24 hours per day, evenings and weekends, for emergencies if needed.

Responsibilities
  • Clean entire common area of the property including floors, carpets, walls, ceilings, hallways, stairways, elevators, etc.
  • Maintain maintenance room, paint room, and assigned storage areas in a clean, safe, comfortable, organized, and attractive manner.
  • Keep work and assignment areas free of hazardous objects.
  • Immediately report hazardous conditions or equipment to Maintenance Director.
  • Be aware of Material Safety Data Sheets (MSDS) and follow all necessary precautions.
  • Clean up job site after work is completed.
  • Know list of emergency vendors and phone numbers for repairs.
  • Check daily with front desk and maintenance requests box for repairs needed and complete repairs promptly.
  • In absence of Maintenance Director, analyze, prioritize and ensure needed repairs are completed in a timely manner.
  • Perform housekeeping duties when required.
  • Provide timely completion of priority jobs.
  • Store paints and chemicals properly.
  • Clean and maintain all equipment after each assignment.
  • Work within local and state codes.
  • Electrical duties: troubleshoot, identify problems and obtain materials to repair electrical difficulties, including switches, lighting, cover plates, receptacles, wiring, resident call systems, control devices, laundry and kitchen equipment.
  • Structural duties: plan, order and install cabinets, repair or replace sheet rock, plywood, structural materials, repair resident furniture.
  • Painting duties: plan, order and perform all painting requirements, properly dispose of materials following local, state and federal EPA guidelines.
  • Plumbing duties: plan, order and perform minor plumbing problems such as repairing faucets, showers, drains, etc.
  • Grounds duties: plan, order and perform grounds tasks such as cutting, edging, fertilizing lawn areas; pruning trees; maintain pool and spa, record readings, add chemicals, perform repairs.
  • HVAC duties: troubleshoot and repair minor HVAC difficulties including thermostats, heating elements, resistors, fuses, circuit breakers, low freon, filters.
  • Use power tools, test equipment, gardening equipment, and augers safely.
  • Avoid personal injury and equipment damage.
  • Follow preventative maintenance schedules and record actions on PM forms.
  • Remain on‑call 24 hours per day, evenings and weekends, for emergencies if needed.
  • Support community’s marketing efforts through friendly interaction during property tours and telephone contact with the public.
  • Communicate any observed or suspected resident condition changes to a supervisor immediately.
  • Display tact and friendliness when dealing with residents, families and visitors.
  • Maintain a safe and secure environment for all staff, residents and guests following safety standards.
  • Encourage teamwork through cooperative interactions with co‑workers and other departments.
  • Support a positive and professional image through actions and dress.
  • Perform other duties consistent with the position as assigned by the Maintenance Director.
Qualifications

Education: Must have a high school diploma or equivalent.

Experience: Prefer six months experience in building and maintenance or janitorial work.

Mathematical Skills: Ability to perform simple mathematical problems.

Reasoning Skills: Ability to understand and follow directions; ability to analyze and solve building maintenance problems. Oral/Written communication skills.

Communication Skills: Ability to interact effectively with staff, residents and families.

Equipment Used: Ability to safely operate a wide variety of equipment and tools throughout the facility.

Physical Effort: Ability to perform manual tasks daily, be mobile and perform physical requirements of the job. Good physical health verified by a health screening, including a chest x-ray or an intradermal test result not more than 6 months prior or 7 days after employment.

Personal Characteristics: Displays sincere compassion towards cognitively impaired older adults. Demonstrates genuine concern for the physical and emotional needs of older people and families.
