Job summary

Resort Lifestyle Communities is seeking a Maintenance Technician to uphold our community standards across shared spaces and apartments. You will provide general maintenance and custodial services with a service-minded attitude, building strong connections with residents, vendors, and teammates.

The role requires hands-on experience in hospitality-like environments, HVAC familiarity, and willingness to work outdoors in all seasons. A driver’s license and basic computer skills are essential.

Qualifications

• Three or more years of hands-on maintenance and custodial experience in hospitality, multifamily, or senior living.
• Must have a valid driver’s license and be willing to operate a community shuttle bus.
• Comfort with HVAC systems and general repairs as needed.
• High school diploma or GED required.
• Basic computer skills to manage maintenance records.
• Strong communication and service-minded approach with residents.
• Ability to work Monday–Friday 8:00am–4:30pm, with on-call flexibility.
• Ability to work outdoors in all seasonal temperatures.

Responsibilities

• Address and resolve resident maintenance requests (plumbing, electrical, HVAC, miscellaneous).
• Execute apartment turnovers within three business days, including touch-ups.
• Perform quarterly HVAC filter changes in all units.
• Complete monthly safety inspections for fire and emergency systems.
• Manage maintenance inventory and ordering.
• Maintain common areas’ appearance and safety standards.
• Coordinate service for HVAC, elevators, fire/sprinkler systems, generators, and landscaping vendors.
• Operate the community shuttle bus for resident transportation and perform routine bus inspections.

As our Maintenance Technician, you’ll take ownership in keeping our community running smoothly by providing exceptional general maintenance and custodial services wherever needed, from beautifully kept shared spaces to well‑maintained apartments. With a service excellence mindset, you’ll foster meaningful connections with residents, guests, vendors and teammates alike.

What We’re Looking For

• Must be at least 25 years of age or older with a valid driver’s license, clean driving record, and confidence driving a community shuttle bus.


• A minimum of three (3) years of hands‑on maintenance and custodial experience within hospitality, multifamily apartments, or senior living.


• Ability to work Monday-Friday 8:00am to 4:30pm with flexibility to respond to community maintenance emergencies as needed outside of traditional hours.


• Skills and experience with HVAC systems, preferred.


• A high school diploma or GED.


• Basic knowledge of computer systems and technology.


• Organized and self‑motivated work style with strong communication abilities and a calm, positive approach in a fast‑paced setting.


• Provides respectful, service‑minded communication with residents, fellow team members, and outside contractors.


• Ability to safely use a variety of tools, from hand tools and vacuums to pressure washers, carpet cleaners, paint equipment, chemicals, small hand tools and ladders, etc.


• Willingness to work outdoors in all seasonal temperatures.

Key Responsibilities

• Address and resolve resident maintenance requests involving plumbing, electrical, HVAC, and general repairs.


• Execute apartment turnovers within three (3) business days, including paint touch-ups and carpet cleaning.


• Perform quarterly air‑conditioning filter changes in all units.


• Complete and record monthly safety inspections for fire and emergency systems.


• Manage maintenance inventory, ordering needed parts and supplies.


• Maintain the structural integrity and appearance of community common areas.


• Clear sidewalks to keep them compliant with safety standards, including snow and ice removal.


• Ensure proper removal of trash from building and grounds.


• Coordinate and schedule service for HVAC systems, elevators, fire/sprinkler systems, generators, and landscaping vendors.


• Monitor contractor performance to uphold RLC’s standards.


• Operate the community shuttle bus for resident transportation needs.


• Conduct scheduled bus inspections and routine maintenance.


• Participate in resident onboarding through the RLC Orientation process.
