Job summary

PEP Housing seeks a Maintenance Technician for its Petaluma property. The role involves daily upkeep, turnover work, power washing, and unit repairs to keep properties safe and well-maintained. On-call rotation and living on-site are required, with housing provided. A driving record check and insurability are required.

The technician will perform preventive maintenance, document work orders, and coordinate with the Maintenance Supervisor to ensure high standards across the site.

Qualifications

  • High school diploma required.
  • Ability to follow oral and written directions.
  • Dress according to standards, neat and clean; uniform.
  • Ability to use and operate power and hand tools.
  • Flexible, creative and able to handle emergencies.
  • Compassion for the elderly and disabled.
  • Experience in maintenance and repairs (windows/doors, fencing, trim, plumbing, electrical).
  • Ability to evaluate and respond to property emergencies.
  • Multi-task and be flexible.
  • Computer skills and driving record required.

Responsibilities

  • Ensure lighting is sufficient; provide weekly reports.
  • Document unusual resident activities to management.
  • Do not perform work without a written work order.
  • Document work performed and provide copies to residents.
  • Maintain inventory of equipment and supplies.
  • Interior and exterior painting as needed.
  • Know utility routing and shutoffs.
  • Maintain equipment.
  • Represent the agency professionally in the community.
  • Attend staff meetings as scheduled.
  • Rotate on-call schedules; handle after-hours emergencies.
  • Live on-site at property.
  • Other duties as assigned.

About the Company:

PEP Housing has been building community from the heart since 1978. We build and manage affordable housing for seniors living on fixed, limited incomes. Our residents live independently in a beautiful, safe place while aging with the grace and dignity deserved by all. With 23 properties, over 650 residents and projects under construction, we keep busy!

Position Summary:

PEP Housing is seeking a Maintenance Technician for their Petaluma property. They are expected to maintain PEP Housing’s high standards to constantly present our properties in outstanding condition and to provide residents with a safe, secure and well-maintained living environment. This includes, but is not limited to, daily, weekly, and monthly tasks associated with maintenance duties such as maintenance turnover of apartments, power washing, cleaning various areas of the property, and repair of overall properties and individual resident units. This position includes on-call schedule on rotation. Living on-site is require; Housing is provided. Employment in this position is contingent upon verification of an acceptable driving record and confirmation that the candidate is insurable under the organization’s auto insurance policy.

Principle Duties and Responsibilities:
  • Complete apartment turnovers within established time frame and to organizational standards.
  • Ensure all maintenance needs are documented and report any unsafe conditions immediately.
  • Ensure lighting is sufficient and functional - weekly documented reports addressing all issues.
  • Document and report any unusual resident activities to management immediately.
  • No work to be performed without a written work order.
  • Document the work performed on the work order, leave a copy with work detailed for the resident in the unit, and turn in the original with the work completed at the end of each site visit.
  • Maintain inventory of equipment and supplies at each property.
  • Interior and exterior painting as needed.
  • Develop reliable knowledge of all utility routing and cut-offs of water, sewer, gas, electrical, telephone, and TV cable at all properties.
  • Maintain equipment.
  • Always represent the agency in the community as a professional.
  • Attend staff meetings or other meetings as scheduled.
  • Responsible for rotating on-call schedules as prepared by Maintenance Supervisor; handle all emergency calls after hours as requested.
  • Live on-site at property.
  • All other duties as assigned.
Education, Skills, and Abilities:
  • High school diploma required.
  • Ability to follow oral and written directions.
  • Dress according to standards, neat and clean always; close-toed shoes required; beard and/or mustache trimmed; must always wear PEP Housing uniform (logo shirt).
  • Ability to use and operate power and hand tools.
  • Must be flexible, creative and take initiative in handling emergencies.
  • Compassion and understanding for the elderly and disabled.
  • Experience in maintenance and repairs, to include light construction (replacement of windows and doors, fencing, trim work, etc.), plumbing (replacement of faucets, sinks, etc.), and electrical (troubleshooting, replacement of outlets, lighting, etc.).
  • Ability to evaluate and respond to property emergencies.
  • Must be able to multi-task and be flexible.
  • Computer Skills.
  • Valid driver’s license, clean driving record, and insurability under the organization’s auto insurance policy are required.
  • Must comply with all applicable rules and regulations of PEP Housing.
Schedule:
  • 40 hours a week
  • Evenings and weekends as needed
  • On-call schedule on rotating weeks
