Job Summary
The Maintenance Technician reports to the Property Manager under the supervision of the Maintenance Supervisor and performs general maintenance and repair to ensure apartment units and other property facilities are in good working order. Handles service requests for repairs and improvements of vacant apartments to a market-ready status.
Duties/Responsibilities
- Receives maintenance requests, prioritizes work orders, and handles each most efficiently, as directed by the Property Manager and Maintenance Supervisor.
- Examines and diagnoses problems with heating, ventilation, and air conditioning units. Performs repairs, replacements, and preventative maintenance.
- Checks appliances, sinks, faucets, toilets, drapes, blinds, etc.
- Performs minor plumbing repairs, replacements, and installations.
- Changes air conditioning filters quarterly.
- Performs minor electrical repairs and replacements of fixtures.
- Repairs locks and other miscellaneous items.
- Performs painting projects and 'make ready' preparations for vacant units.
- Inspects and repairs floors, walls, carpets, tile, etc.
- Responds promptly to resident service requests and communicates effectively with residents.
- Maintains cleanliness during and after maintenance work, using personal tools and equipment.
- Records time spent on each work order.
- Notifies management of repairs requiring external contractors or significant appliance replacements.
- Performs maintenance in common areas, including groundskeeping, pool maintenance, and general cleaning.
- Maintains inventory of supplies and requests purchases as needed.
- Coordinates with vendors for specialized maintenance projects.
- Distributes notices and newsletters to residents.
- Operates vehicles and tools safely and efficiently.
- Works flexible hours, including evenings, weekends, and on-call shifts.
- Adheres to safety policies and promotes a safe work environment.
- Participates in training to enhance skills and knowledge.
- Represents the company professionally and courteously at all times.
- Performs other duties as assigned to support property operations.
Skills/Abilities
- Knowledge of housing laws and Fair Housing regulations.
- Technical or mechanical education preferred; military training a plus.
- Owns industry-specific tools (if required).
- Bilingual in Spanish is advantageous.
- Experience in commercial maintenance, HVAC, plumbing, electrical, and appliance repair preferred.
- Ability to operate repair tools and inspect property condition.
- Strong communication, organizational, and customer service skills.
- Proficiency with mobile devices and basic computer skills.
Education and Experience
- High school diploma or GED, with 1-3 years of maintenance experience.
- EPA Type II or Universal Certification and/or Pool Certification preferred.
- Apartment Maintenance Technician certification (CAMT) is a plus.
