Job summary

POAH Communities is seeking a Maintenance Technician for Rock Harbor Village in Orleans, MA. This role supports elderly and disabled residents, performing routine maintenance and repairs to ensure safe, secure housing. A minimum of 1 year in apartment maintenance is required; HVAC certification is preferred.

Qualifications

• At least 1 year experience in apartment maintenance.
• High School diploma or GED required; HVAC cert preferred.
• Valid driver’s license and auto insurance may be required.
• Flexible schedule including weekends and on‑call.
• Able to perform duties 66-100% of the time: on feet, bends, climbs, lifts up to 75lbs.

Responsibilities

• Diagnose and perform routine maintenance and repairs.
• Schedule and complete make-ready repairs and services.
• Maintain grounds and assist in keeping them neat and clean.
• Inspect and coordinate all needed make-ready repairs and services.
• Adhere to safety rules and EPA/OSHA regulations.

ABOUT THE ROLE

POAH Communities is seeking a highly qualified individual to serve as Maintenance Technician. This individual will be a bright and dynamic leader with hands‑on experience. Rock Harbor Village is community housing development for elderly and disabled individuals located in Orleans (Cape Cod), Massachusetts. The 100 garden apartments are housed in 5 residential wood framed, shingled buildings. All of the buildings were originally constructed in 1978. The property is setback from the main road and is close to the town’s center, retail stores and major transportation routes. The site contains a well‑used community building, barbecue areas and a pet park. It is 100% Section 8 and historically has had a 99% occupancy rate. The Residences at Lawrence Hill is a 46‑unit development located on town‑owned land that is available to a range of households in Wellfleet, MA and expands opportunity for low‑income families in a community that desperately needs permanent, year‑round affordable housing to stabilize its year‑round community. ABOUT YOUR IMPACT

• Insuring a safe, secure and comfortable living environment for residents, visitors and staff.
• Being knowledgeable of pertinent laws and EPA and OSHA regulations.
• Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions.
• Scheduling and performing routine preventative maintenance on all appropriate equipment.
• Performing work area clean‑up and safety related duties.
• Diagnosing and perform minor and routine maintenance/repairs.
• Insuring all make‑ready repairs and services are completed.
• Inspecting and helping coordinate all needed make‑ready repairs and services.
• Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary.

ABOUT YOU

• Must have at least 1 year experience in apartment maintenance.
• High School diploma or GED required. HVAC certification preferred.
• Must have a valid Driver’s License and automobile insurance coverage as use of personal vehicle may be required.
• Must have a work flexible schedule with weekends and on‑call basis as necessary.
• Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, measuring devices.
• Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels.
• Must be able to work in all weather conditions.
