Job summary

QLI in Omaha is seeking a full-time maintenance team member to care for facilities and support residents. You will diagnose and repair plumbing, electrical and HVAC systems, perform general repairs, and maintain safety standards. The role requires hands-on skills, physical stamina, and the ability to work in tight or elevated locations.

Qualifications

• General maintenance experience (required).
• Plumbing knowledge to address leaks, clogs, or other drainage problems.
• Electrical wiring capabilities to manage problems with the building’s electricity.
• Carpentry ability to handle basic repairs around the building.
• Interpersonal skills to interact with other team members and clients.
• Attention to detail to ensure job quality and safety.
• Physical stamina to work a full shift and in various environments.
• Ability to work in tight and/or elevated locations.

Responsibilities

• Perform routine maintenance around the buildings such as window, door, or wall repair.
• Diagnose and troubleshoot problems and replace or repair parts as needed.
• Repair broken or leaking plumbing to prevent water damage and restore fixtures.
• Maintain HVAC equipment to keep climate control functioning properly.
• Implement preventative measures to reduce future problems and hazards.
• Fix potential safety hazards and ensure a safe work environment.
• Paint interior and exterior walls and perform general upkeep.
• Use tools to troubleshoot, diagnose, repair, or replace components.
• Assist groundskeeping team as needed.
• Perform regular preventive maintenance on machinery and facilities.

As a member of our maintenance team, you will be responsible for the general care and maintenance of assigned areas and equipment. Your day-to-day interactions will vary and no two days are alike. Additional responsibilities for the maintenance team will include semi-skilled maintenance work requiring performance of tasks associated with the electrical, plumbing, building, and mechanical trades.

Schedule

• Full-time
• 40 hours per week with an on-call rotation schedule and occasional need for overtime

Duties And Responsibilities

• Performing routine maintenance around the buildings, for example, window, door, or wall repair
• Use your technical know-how and mechanical aptitude to diagnose and troubleshoot problems and replace or repair parts
• Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
• Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly
• Applying preventative measures to the building to reduce the risk of future problems
• Fixing potential safety hazards to avoid injuries
• Painting interior and exterior walls
• Ability to use the appropriate tools to troubleshoot, diagnose, repair, or replace
• Assist groundskeeping team as needed
• Proactively perform regular preventive maintenance on machinery, equipment, and facilities to ensure they are up to standards
• Collecting, analyzing, and summarizing maintenance-related information and trends to drive efficiencies, streamline processes, and support business decisions

Education, Experience, And Skills

• General maintenance experience (required)
• Plumbing knowledge to address leaks, clogs, or other drainage problems
• Electrical wiring capabilities to manage problems with the building’s electricity
• Carpentry ability to handle basic repairs around the building
• Interpersonal skills to interact with other team members and clients in a pleasant and professional manner
• Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
• Physical stamina to handle a full shift of being active and working on the building
• Ability to work in tight and/or elevated locations (lifts, rooftops, ladders)
• Must be 18 years or older
• Must have a valid driver's license
