Position Summary

Maintenance Technicians are responsible for all maintenance services within the grounds, building exteriors, community, and parking lots. They create a safe, comfortable, and clean environment for residents and staff. Key tasks include repairing and maintaining HVAC, electrical, and plumbing systems, as well as community grounds and equipment. Technicians work as team players with strong time‑management and problem‑solving skills, reporting to the Maintenance Supervisor. A sense of urgency and effective communication with colleagues and residents are essential.

Main Job Tasks and Responsibilities
  • Assist the maintenance team with various tasks such as preparation of units, upkeep of models, installing and removing appliances, and general troubleshooting and repair of minor mechanical, carpentry, and electrical problems.
  • Maintain and perform preventative maintenance on HVAC, electrical, and plumbing systems.
  • Identify and eliminate hazards to staff, residents, and guests, including tripping hazards.
  • Walk through and prepare units for new residents.
  • Take the lead on minor work orders, including general repair tasks, paint touch‑ups, lock‑outs, and other tasks as assigned by the Maintenance Supervisor.
  • Assist with snow removal and keep walkways, models, and clubhouses clear of ice and snow.
  • Collaborate with IT to address technical issues.
  • Meticulously upkeep the clubhouse, all amenities, grounds, and landscaping.
  • Ensure the community is clean at all times, providing janitorial support and deep cleaning when necessary.
  • Respond promptly to maintenance requests from residents.
  • Participate in the on‑call rotation within the department.
  • Complete all other duties as assigned by the Property Manager or at other Singh communities.

Job Requirements
  • Familiarity with HVAC and electrical systems and ability to work safely with them.
  • Experience and/or formal training in an applicable trade.
  • Knowledge of tools, common appliances, and devices.

  • Strong time‑management and organisational skills.
  • Basic computer skills.
  • Must pass our internal Maintenance Technician exam.
Physical Requirements
  • Frequent use of manual dexterity, auditory, visual, and gross motor skills, with repeated use of bi‑manual and fine motor skills.
  • Ability to follow written and oral instructions and procedures.
  • Ability to recognise and distinguish odors and tastes using the sense of smell and the sense of taste.
  • Frequent exposure to hot water, garbage disposals, and cleaning chemicals.
  • Exposure to heat and cold while performing duties.
  • Ability to reach, bend, twist, squat, kneel, push, and pull.
  • Ability to lift/carry up to 50 pounds frequently, with occasional ability to lift 80 pounds.
  • Ability to perform repetitive movements, including simple grasping, pushing, pulling, and fine manipulation.
  • Frequent standing and walking; can stand for long periods.
  • Ability to climb and maintain balance.
