Real Property Management Tidal is seeking a motivated Maintenance Technician to join our growing property management team. You will perform general handyman tasks across residential units and coordinate with supervisors to ensure timely, quality work.

Strong candidate will handle repairs, inspections, and basic maintenance with attention to detail. Responsibilities include filing work orders, communicating with clients and vendors, and delivering reliable, professional service.

• Local area knowledge and reliable transportation.

Responsibilities

• Conduct interior inspections of occupied units.
• Enter work orders after site visits.
• Provide basic maintenance for managed properties as assigned.
• Perform high-quality workmanship and services.
• Bill expenditures per management agreements.
• Interact professionally with customers, evaluate requests, price projects, troubleshoot issues, and describe work orders.
• Other duties as assigned.

Job Summary We are seeking a highly motivated and driven Maintenance Technician to join our growing property management company. Strong candidates will bring a full range of knowledge (including but not limited to) general handyman skills, subfloor repair, door installation, door jamb repair, windowsill repair etc. The Maintenance coordinator will perform tasks assigned by the Maintenance Supervisor and authorized by the company. This position will be responsible for the timely and professional completion of tasks to the standards of the Real Property Management Tidal organization.

Essential Responsibilities

• Conducting interior inspections of occupied units


• Entering work orders as needed after site visit


• Provide basic maintenance for managed properties as assigned


• Perform and provide exceptional quality work and services


• Billing Expenditures as outlined in management agreements


• Interact professionally with customers and clients, evaluating requests, pricing projects, troubleshooting issues, and describing work orders as needed


• Any other duties as assigned

Requirements

• Previous experience in general handyman/maintenance management or suitable experience in residential repairs


• Willingness to learn


• Ability to prepare, write, and communicate effectively with clients, vendors, and staff


• Local area knowledge


• Intermediate skills in Microsoft Office


• Valid driver’s license and reliable transportation to commute between job sites


• Ability to lift and carry 75lbs. of equipment


• After-hours calls and site visits as necessary


• Must provide own tools necessary for basic functions


• Must be able to pass a background check

This position is full time and will be paid by billable hours. Compensation: $20/hour
