Job summary

Main Street Renewal is seeking a Maintenance Technician II to respond to and repair property issues for residents in the Charlotte market. You will review work orders, gather information, coordinate visits, and perform HVAC, plumbing, electrical, and carpentry tasks to uphold service standards.

The role requires a high school diploma or GED with 2–3 years of maintenance experience, a valid driver's license, and strong customer service skills. Travel to properties in the metro area is required.

Job description

Position Summary

Maintenance Technician II is responsible for responding to and repairing property issues identified by residents throughout the branch city market.

Key Responsibilities
  • Review the calendar each day for assigned work orders to be completed.
  • Ensure all requested repair information is gathered and all appropriate supplies are available.
  • Schedule daily tasks and communicate with residents on expected arrival times.
  • Complete all requested property maintenance within the company service level agreement (SLA) turn‑around times and scope, which includes property walks, plumbing, electrical, mechanical, HVAC, carpentry repairs, and external asset repairs.
  • Ensure all work orders are closed out timely (while at the home prior to the next appointment).
  • Communicate with the support center and maintenance lead/supervisor regarding status and completion of repairs.
  • Document all completed work by taking before and after photos.
  • Track supplies and tool usage for restocking and servicing.
  • Perform rekeying of properties and other specific repair and securing work.
  • Perform effective pre‑move‑in audits/repairs prior to a new move‑in.
  • Provide exceptional customer service to residents.
  • Provide assistance and resources to peers as needed.
  • Maintain and understand fundamental knowledge of the business.
  • Demonstrate willingness to learn all aspects of the Maintenance Technician position and continue to grow to the next level within the company.
  • Other duties as assigned.
Required Qualifications
  • High school diploma or GED.
  • Service‑minded approach to all aspects of the job.
  • 2–3 years of prior maintenance experience, with a minimum of 1 year in maintenance with a single‑family or multi‑family property management company.
  • Vocational/technical school and/or college considered a plus.
  • Basic knowledge of building and property management codes.
  • Knowledge of HVAC, electrical, plumbing, carpentry, lock‑key, and general household repairs.
  • Good communication and written skills.
  • Great organizational and customer‑service philosophy.
  • Must have a current and valid driver’s license and be able to operate a company vehicle.
  • Must be at least 21 years old.
  • Must be able to multi‑task in a fast‑paced work environment.
Preferred Qualifications
  • Certification in HVAC, plumbing, or electrical preferred.
  • Basic knowledge of plumbing, electrical, and carpentry work with an expectation of development and growth.
Physical Demands and Work Environment

This role is primarily sedentary but may involve light maintenance work. Physical requirements include lifting up to 50 pounds unassisted, bending, walking, kneeling, stretching, working on step/extension ladders up to 30 feet, and operating in confined spaces, indoors and outdoors in all climates. Travel to properties in the metro area is required. Typical workdays are Monday through Friday with occasional evenings and weekends as needed.
