ZRS Management LLC is seeking a Maintenance Technician in New York, NY to provide skilled, reliable service to residents. You will work with the Maintenance Supervisor to handle plumbing, electrical, HVAC, appliances, and general upkeep, ensuring safety and comfort for residents.

A path to Maintenance Supervisor exists with dedication. Strong customer service, attention to detail, ability to lift, and on-call availability are important. Competitive pay and benefits accompany a full-time role.

Qualifications

• Maintenance experience across plumbing, electrical, HVAC and appliances.
• Ability to perform preventive maintenance and safety-focused work.
• Valid driver's license with acceptable driving record; HVAC cert preferred.

Responsabilités

• Perform independent repairs in plumbing, electrical, HVAC, appliances and related areas.
• Conduct turnover maintenance and complete turnover checklist within 3–5 business days.
• Maintain common areas and monitor exterior building conditions.
• Support preventive maintenance program and keep inventory up to date.
• Ensure safety and keep work area clean and organized; on-call hours as needed.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
• Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications

Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage. HVAC certification preferred.

• Possess effective time management skills and attention to detail.
• Ability to adapt to change in a composed manner.
• Ability to respect and maintain confidentiality.
• Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects.
• Ability to communicate clearly with the residents.
• Ability to work cooperatively and in a teamwork environment.
• Willing to work on-call hours.
