Job summary

ZRS Management LLC is seeking a Maintenance Technician in Florida. You will work closely with the Maintenance Supervisor and Property Manager to provide skilled, efficient service, including repairs to plumbing, electrical, HVAC and appliances, and turnover work for apartments.

You will maintain common areas, monitor exterior condition, and support a preventive maintenance program while upholding safety standards and timely service to residents.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• HVAC certification preferred.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, HVAC, appliances and related systems.
• Complete apartment turnover maintenance within 3–5 business days and turnover checklist.
• Maintain common areas: sweeping, mopping, vacuuming, trash removal, pressure washing, window cleaning.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Support preventive maintenance program within area of responsibility.
• Ensure safety and proper operation of equipment and structures.
• Maintain inventory by entering new tools/equipment as purchased.
• Keep work areas clean and orderly; observe safety rules.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
• Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications
