ZRS Management LLC in Minnesota is seeking a Maintenance Technician to service residents and support the Maintenance Supervisor. You will perform skilled repairs, respond to requests, and help maintain a safe, attractive property.

The role covers plumbing, electrical, HVAC and appliance work, turnover tasks, and routine building maintenance. On-call hours may be required; EPA certification preferred; a valid driver's license is required.

Qualifikationen

• Experience in plumbing, electrical, HVAC and appliance maintenance is expected.
• Strong time management and communication skills; able to work in a team.
• Ability to lift heavy objects and work on-call hours as needed.

• Enter new tools into inventory and keep work areas clean and orderly.
• Observe safety rules and work cooperatively with team members.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.

Perform apartment turnover maintenance in three to five business days and turnover checklist completion.

Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.

Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.

Monitor building exterior for issues with roof, siding, shutters, etc.

Help maintain an effective preventive maintenance program for area of responsibility.

Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.

Enter any newly purchased tools or equipment into inventory.

Keep work area clean and orderly.

Observe all safety rules.

Qualifications

Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.

EPA certification preferred.

If required at a specific property, certification must be obtained within 90 days of the employment start date.

Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.

Ability to lift heavy objects.

Willing to work on-call hours.
