The Maintenance Technician will be responsible for performing maintenance tasks to support the community's value. The ideal candidate is a resident-focused team player with strong technical skills and pride in their work.
What You’ll Do :
- Complete service requests and repairs promptly and thoroughly
- Assist with monitoring inventory of equipment, tools, parts, and supplies
- Maintain excellent customer service standards
- Follow personnel policies and keep work areas organized, clean, and safe
- Maintain preventative maintenance schedules
- Communicate effectively with residents, staff, vendors, and supervisors
- Help adhere to budget guidelines and maintain preventative maintenance programs
- Assist in hazard communication programs and safety adherence
- Inspect grounds and community features to minimize liability
- Ensure community appearance and safety standards are met
- Assist residents during move-in/move-out processes
- Participate in maintenance/repair turn events
- Perform scheduled equipment maintenance as per manufacturer instructions
- Address complaints professionally and timely
- Maintain accurate records and assist with property upkeep and cleaning
- Support exterior grounds and common area maintenance
- Perform pool maintenance and chemical logging
- Participate in on-call emergency services rotation
- Perform additional tasks as needed

Requirements
- High school diploma or equivalent
- At least one year of maintenance experience, preferably in apartments
- EPA Type I and II certification preferred
- Reside within 30 miles of the property
- Reliable transportation and ability to participate in on-call rotation
- Ability to work weekends and holidays as needed
- Ability to troubleshoot HVAC, plumbing, electrical, and appliance systems
Additional Qualifications
- Ability to operate maintenance equipment safely
- Physical ability to lift up to 50 pounds and work at heights
- Work outdoors in extreme temperatures
