Job summary

JLL is seeking a Maintenance Mechanic to support operation, inspection, and maintenance of mechanical, electrical, and plumbing systems in assigned facilities. The role assists the Hard Services Manager and performs inspections and repairs to interior and exterior areas, walls, fixtures, roofing, and lighting.

The position requires 3–5 years of relevant building repair experience, proficiency with CMMS, and a high school diploma. Refrigeration/electrician licenses are a plus.

Qualifications

• High school diploma or equivalent required.
• Refrigeration and/or electrician license a plus.
• Proficiency in Microsoft Office products.

Responsibilities

• Perform preventive and repair work orders on mechanical, electrical, plumbing and other installed systems and components.
• Conduct facility inspections and due diligence; report conditions affecting occupancy and operations.
• General interior maintenance such as hanging pictures, repairing furniture, doors.
• Assist facilities team in maintenance and repair of building and equipment.
• Move office furniture and equipment as requested.
• Replace lighting and ballasts.
• Clean HVAC coils, change filters and belts; assist lead HVAC tech.
• Complete plumbing tasks such as toilet/urinal installation and drain cleaning.
• Update work order status in real time; escalate problems as needed.
• Attend work and safety meetings.

Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.

Job Responsibilities

Maintenance

• Performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other components.
• Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.
• General interior maintenance – hang pictures, install keyboard trays, repair office furniture systems and repair doors.
• Assist the facilities team in the maintenance and repair of building and equipment and/or as directed
• Moves office furniture, machinery, equipment, and other materials as requested
• Replace lighting and ballasts
• Clean HVAC coils, change filters and belts and assist the lead HVAC Tech with work.
• Complete plumbing tasks such as toilet/urinal installation, drain cleaning and clog removal, etc.
• Other tasks as assigned

Safety

• Complete Hazard Assessments as necessary
• Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
• Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
• Must complete all required safety trainings as scheduled
• Complies with all Standard Operating Procedures.

Administrative

• Update work order status in real time
• Utilize CMMS systems, such as Corrigo and BMRAM, for all work performed.
• Escalating problems or issues to Customer and Manager in a timely manner
• Attend work and safety meetings as required

Knowledge, Skills & Abilities

Education/training

• High school diploma or equivalent technical training.
• Refrigeration and/or electrician license a plus.
• Must be proficient with Microsoft Office programs.

Years of relevant experience

• Have a minimum of 3- 5 years of applicable working experience in general building repair and maintenance, basic plumbing, and basic electrical.
• Experience in a GMP or GxP environment preferred.
• Demonstrated experience with CMMS programs.
