Job Summary
Responsible for maintaining, troubleshooting, and repairing all building operating systems, or arranging for repairs. The technician will be assigned to multiple locations and must be available for after‑hour emergency calls.
Essential Job Duties
- Perform preventive maintenance, necessary maintenance, and minor repairs on mechanical, electrical, HVAC, and plumbing systems.
- Conduct periodic general preventive maintenance, including lubrication, adjustment, cleaning, replacement of consumable parts, and testing of equipment.
- Provide general building maintenance as needed.
- Respond to safety, plumbing, mechanical, electrical, and environmental requests via personal contact and work‑order systems.
- Prepare and maintain maintenance logs and records and use preventative maintenance and work‑order software.
- Coordinate contractor, tenant, and management approvals for work orders that require outside contractors.
- Perform all assigned work to ensure building occupant safety and continuous operation.
- Follow all written operating procedures associated with each site.
- Maintain organized files.

Required Skills and Abilities
- Basic electrical skills (change wall receptacles, replace light bulbs, reset breakers, etc.)
- Light carpentry (replace trim boards, wall studs, flooring, etc.)
- Sheetrock work (replace sheet rock, tape, float, finish texture)
- Light plumbing (replace under‑sink plumbing, install faucets, water heaters, fix leaks, replace spigots, etc.)
- Basic HVAC troubleshooting and preventive maintenance knowledge (change air filters, etc.)
- Door repairs (install/adjust doorclosers, replace hinges, handles, deadbolts, etc.)
- Leak repairs (identify and repair leaks in windows, doors, metal or shingle roofs)
- Painting (walls, ceilings, doors, trim)
- Exceptional customer service skills
- Ability to anticipate next work order or repair needed
- Time management
Education and Experience
- High School Diploma
- Five (5) years of relevant experience
- Ability to handle multiple projects and make decisions using FMM’s core values of Quality, Teamwork, Integrity, Safety, and Versatility
- Proficiency in computer, text, and email skills
- May perform other duties as assigned
Physical Requirements
- Must be able to lift up to 15 pounds at a time.
- Must pass a Fit for Duty Screening
