Job summary

Village Realty is seeking a Maintenance Technician to keep our Outer Banks rental homes in top condition. The role involves traveling between multiple properties daily, performing preventive and general maintenance, and addressing guest issues to ensure a seamless guest experience.

This full-time, non-exempt position offers benefits and requires a valid driver’s license, insurance, and willingness to work overtime including weekends and holidays. A $250 sign-on bonus is available.

Qualifications

• Drywall and carpentry skills for repairs and upkeep.

Responsibilities

• Travel between multiple worksites daily for maintenance tasks.
• Perform general maintenance and preventative maintenance in homes and facilities.
• Respond to guest issues and complete work orders.
• Coordinate with third-party service providers as needed.
• Attend mandatory meetings and maintain communication with management.
• Provide cross-coverage with housekeeping during urgent issues.

Description

A Maintenance Technician is more than just a repair expert; they are the unsung heroes of the hospitality industry. They ensure that every property operates smoothly, every guest experience is seamless, and every small detail—whether it’s a leaky faucet, a flickering light, or a temperamental air conditioner—is taken care of before it becomes a problem.

They are problem-solvers, troubleshooters, and skilled craftsmen, responsible for maintaining the structural integrity and aesthetic appeal of hotels, resorts, and vacation rentals. Whether they’re fine-tuning an HVAC system or patching up drywall, they take pride in their work, knowing that their attention to detail shapes the guest experience.

*This is a full time, year round position with medical, dental, vision, Paid PTO, 401k match and more.

Requirements

• Complete maintenance tasks and projects, traveling between multiple worksites each day.
• Create a welcoming environment for our guests and owners by ensuring our homes are well maintained general repairs, preventative maintenance & inspections.
• Respond to guest issues (assigned work order) regarding maintenance, as needed including but not limited to:
• Basic HVAC repair
• Basic electrical knowledge.
• Paint, clean, and troubleshoot repairs inside homes.
• Drywall, and basic carpentry skills.
• Establish and maintain open, collaborative relationships with team members and management team.
• Correspond on a regular basis with your local management team and team members.
• Be available and willing to assist your colleagues and management team when necessary.
• Provide cross-coverage with housekeeping department when necessary to ensure urgent issues are addressed.
• Assist in ground maintenance and upkeep.
• Collect and remove trash and debris.
• On-call service for after hour's emergencies, rotating with another team member.
• Ensure follow through on assigned maintenance tasks using in-house assignment system and respond to time-sensitive maintenance needs.
• Coordinate with third-party service providers.
• Evaluate the condition of the vacant units.
• Attend all mandatory individual and team meetings.
• Highly organized.
• Reliable, ability to meet deadlines, and a team player.
• The ability to follow-up and follow through with assigned tasks.
