Job Description Summary

This role involves performing technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.

Job Description

Property Type: Mid-Rise

Stage: Stabilized

Unit Count: 438

Schedule: Monday-Friday, 8am-5pm, with rotating on-call

Essential Responsibilities

1. Complete work orders from resident requests and preventative maintenance, diagnosing issues and making repairs following safety and code standards.
2. Prepare vacant units for leasing through the make-ready process, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
3. Manage materials and supplies, track inventory, and communicate re-order needs.
4. Accurately document service requests and maintenance activities.
5. Maintain grounds and amenities by cleaning, pressure washing, painting, etc.
6. Support cost-control initiatives by repairing rather than replacing parts when possible.

Other Responsibilities

1. Follow safety policies, participate in safety meetings, and report incidents.
2. Inspect contractor and vendor work for quality.
3. Conduct routine property inspections to identify safety concerns and maintenance needs.

Physical Demands

• Ability to stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl.
• Work outdoors in all weather conditions.
• Lift up to 25 lbs independently, 50 lbs with assistance.
• Travel may be required.
• Work flexible hours, including evenings, weekends, and holidays.

Required Licenses or Certifications

• EPA Type 1 & 2 or Universal refrigerant recycling certification.
• State and local certifications as required.
• Valid driver’s license for operating golf carts if applicable.

The hourly range is $26.00 - $27.00. Additional compensation may include bonuses based on performance and position type.
