SPM, LLC is seeking a Maintenance Technician for Capitol Heights Place in Montgomery, AL. You’ll keep residents in well‑maintained, safe spaces and collaborate with a supportive team to deliver quality living experiences.

Ideal candidates have property maintenance experience, HVAC knowledge, and strong communication skills. The role involves lifting, driving, and on‑call duties as part of a proactive maintenance team.

Qualifications

• Prior property maintenance experience required.
• HVAC certification preferred but not required.
• Strong knowledge of HVAC, appliances, electrical, plumbing, and carpentry.
• Excellent communication and teamwork skills.
• Commitment to providing exceptional customer service.
• Ability to lift at least 50 pounds.
• Valid driver's license and auto insurance.

Responsibilities

• Take ownership of maintaining the community inside and out.
• Troubleshoot and repair HVAC, electrical, plumbing, and appliances.
• Complete service requests within 24 hours.
• Perform routine maintenance to keep operations smooth.
• Maintain curb appeal: exterior cleaning and grounds upkeep.
• Rotate on-call duties with the maintenance team.
• Keep inventory of parts and control maintenance expenditures.
• Collaborate with team members and vendors to serve residents.

What You’ll Do

• Take ownership of maintaining the physical condition of the community, inside and out.
• Troubleshoot and repair HVAC systems, electrical issues, plumbing problems, and appliances (stoves, dishwashers, refrigerators, disposals, etc.).
• Complete service requests within 24 hours quickly, efficiently, and with care.
• Perform routine upkeep and preventive maintenance to keep everything running smoothly.
• Help maintain excellent curb appeal: remove debris, pressure wash exteriors, maintain grounds, and more.
• Rotate on-call duties with the maintenance team for after‑hours and occasional holiday/weekend support.
• Keep inventory of commonly used parts and materials to control maintenance expenditures.
• Collaborate with team members and vendors and always go the extra mile for residents.

What You’ll Bring

• Previous property maintenance experience
• HVAC certification (preferred but not required)
• Strong knowledge of HVAC, appliances, electrical, plumbing, and carpentry
• Great communication and teamwork skills
• A passion for providing exceptional customer service
• Ability to lift at least 50 pounds
• A valid driver’s license, auto insurance, and reliable transportation
