ZRS Management LLC is seeking a Maintenance Technician in Florida to deliver skilled, reliable service to residents, working with the Maintenance Supervisor and reporting to the Property Manager. You’ll handle repairs, turnover tasks, and general upkeep with a focus on safety and efficiency.

The position offers full-time, career-track opportunities with benefits and potential to advance to Maintenance Supervisor. Valid driver’s license and EPA certification desired; on-call hours may apply.

Qualificações

• Valid driver’s license with a clean driving record and proof of automobile insurance.
• EPA certification preferred.
• Certification must be obtained within 90 days if required at a specific property.

Responsabilidades

• Perform independent maintenance repairs in plumbing, electrical, heating, AC, appliances and related areas.
• Complete turnover maintenance within 3–5 business days and finish turnover checklist.
• Install blinds, change filters, replace bulbs, drip pans, door stoppers and caulking as needed.
• Perform common area maintenance including cleaning and upkeep.
• Monitor building exterior for roof, siding, shutters, etc.
• Support preventive maintenance program for area of responsibility.
• Ensure safe condition of equipment and structures under supervision.
• Log newly purchased tools/equipment into inventory.
• Keep work area clean and orderly; observe safety rules.

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager.

The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion.
• Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred.
• If required at a specific property, certification must be obtained within 90 days of the employment start date.
