Job summary

ZRS Management, LLC is seeking a Maintenance Technician to deliver high-quality service to residents. You will work with the Maintenance Supervisor to perform skilled repairs and participate in turnover tasks for units, while ensuring safety and efficiency across a multi-family property.

The role emphasizes preventive maintenance, on-site problem solving, and strong communication with residents. A valid driver's license and EPA certification are preferred; on-site work and on-call hours are

Qualifications

• Must have a valid driver's license with acceptable driving record and proof of automobile insurance.
• EPA certification preferred; if required, certification must be obtained within 90 days of start date.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating and air conditioning, appliances and other area as needed.
• Turnover maintenance including installation of blinds, filters, bulbs, drip pans and door stoppers.
• Maintaining common areas (sweeping, mopping, vacuuming, trash, windows), preventively maintain property equipment.
• Monitor building exterior for roof, siding and shutters issues; maintain safe equipment conditions.
• Enter newly purchased tools/equipment into inventory; keep work area clean and orderly; observe safety rules.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to: Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed. Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed. Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc. Monitor building exterior for issues with roof, siding, shutters, etc. Help maintain an effective preventive maintenance program for area of responsibility. Assume primary responsibility for the safe condition of all equipment or structures in area of expertise. Enter any newly purchased tools or equipment into inventory. Keep work area clean and orderly. Observe all safety rules.

Qualifications
