Job description

Position Summary

The Maintenance Technician is responsible for performing routine and emergency maintenance to ensure the property remains in top condition and provides a safe, comfortable environment for residents. This role requires hands‑on technical skills, problem‑solving abilities, and the ability to manage service requests efficiently. The Maintenance Technician works closely with the maintenance team to complete repairs, troubleshoot issues, and maintain building systems.

Key Responsibilities
Maintenance & Repairs
  • Perform general maintenance tasks, including plumbing, electrical, HVAC, carpentry, and appliance repairs.
  • Complete service requests and work orders accurately and in a timely manner.
  • Conduct routine property inspections to identify and address maintenance needs.
  • Assist with unit turns, including painting, repairs, and cleaning to prepare apartments for new residents.
  • Troubleshoot and resolve emergency maintenance issues, responding promptly to after‑hours calls.
  • Maintain and ensure proper operation of all building systems.
Operations & Compliance
  • Maintain accurate records of completed work orders, inspections, and inventory.
  • Follow all safety protocols and ensure compliance with OSHA and other regulatory standards.
  • Assist with vendor coordination for specialized repairs and services.
  • Properly handle, store, and dispose of hazardous materials in accordance with safety guidelines.
Resident Relations & Customer Service
  • Provide prompt and professional customer service to residents regarding maintenance requests.
  • Communicate effectively with residents about repair timelines and work being performed.
  • Assist with move‑in and move‑out inspections to ensure units meet quality standards.
  • Support the leasing team by ensuring model units and common areas remain in excellent condition.
Requirements

  • Proficiency in speaking, reading, and writing in English.

  • Excellent communication and interpersonal skills when interacting with residents and team members.
  • Familiarity with maintenance tracking software (e.g., Appfolio, Google Suite) is a plus.
