Job summary

HNN Communities is seeking a Maintenance Technician I to maintain community grounds, amenities and curb appeal. This full-time role reports to the maintenance team and provides support across the property. Salary ranges from $23.00 to $26.00 per hour, with a Tue-Sat schedule from 8am to 5pm in Lynnwood, WA.

Pay details align with the stated hourly range and the position requires attention to safety, cleanliness, and residents' satisfaction. Background check and drug screen are required.

Qualifications

  • Prefer 1 year of porter, groundskeeper, or equivalent experience.
  • Ability to provide exceptional customer service to residents in a friendly and professional manner.
  • High school education or equivalent required.
  • Must be able to speak, read and write English in a manner sufficient to carry out duties.
  • Successful completion of background check and drug screen required.
  • Must be legally qualified to work in the U.S. meeting I-9 guidelines.

Responsibilities

  • Frequently walk the community grounds each day, pick up and properly dispose of all trash and debris.
  • Pick up waste and debris from around the trash and/or recycling compactor and dumpsters.
  • Routinely empty all pet waste stations throughout the community.
  • Ensure the cleanliness of exterior building walkways and lighting; assist in light checks and repairs.
  • Maintain the cleanliness of the leasing office, clubhouse, model units, common area restrooms, amenities, laundry room, stairs, and access buildings.
  • Perform supplemental landscape maintenance including pressure washing, irrigation system repairs, and watering of lawn/landscape areas.

About the Position

The Maintenance Technician l ensures the physical aspects of the community are maintained and Company standards are met regarding grounds, amenities, common areas, and overall curb appeal. This position also provides additional support to the maintenance team.

Pay Details: $23 - $26 per hour

Schedule: Tuesday to Saturday. 8am to 5pm daily - Full Time

Job Responsibilities
  • Frequently walk the community grounds each day, pick up and properly dispose of all trash and debris. Ensure common areas and amenities are clean and free of litter, and community curb appeal always meets or exceeds Company standards.
  • Pick up waste and debris from around the trash and/or recycling compactor and dumpsters, ensuring a clean and tidy appearance at all times.
  • Routinely empty all pet waste stations throughout the community.
  • Ensure the cleanliness of exterior building walkways and lighting. Assist in performing light checks and repairs.
  • Maintain the cleanliness of the leasing office, clubhouse, model unit(s), common area restrooms, amenities, laundry room, stairwells, and controlled access buildings as directed. This includes vacuuming, sweeping, mopping, dusting, emptying trash receptacles, washing windows, etc.
  • Perform supplemental landscape maintenance including pressure washing, irrigation system repairs, and watering of lawn/landscape areas so that common areas are properly maintained.
  • Assist with cleaning and trashing out vacated apartment homes, including physical evictions.
  • Complete minor and routine service requests as assigned.
  • In the absence of a landscaping maintenance contractor, perform extensive in-house landscape and gardening duties including mowing, edging, trimming, sweeping, pruning, weeding, fertilizing, and planting on a regular schedule.
  • Assist in the apartment make-ready process by performing additional duties as directed.
  • Remove snow and ice when and where applicable during inclement weather.
  • Distribute notices and resident communication when assigned.
  • Maintain appropriate quantities of supplies within budget restraints and promptly notify supervisor when supply quantities are low.
  • Responsible to secure and for the timely maintenance of all Company equipment entrusted to the employee’s care.
  • Inform appropriate supervisor(s) of any observed or potentially hazardous situations for residents, team members, and guests.
  • Uphold proper security practices including appropriate key control procedures.
  • Participate in the success of resident events, community programing and local/non-profit programs as assigned.
  • Provide excellent customer service to all residents, prospects, and guests.
  • Complete assigned tasks by deadlines and communicate any obstacles with your supervisor in advance.
  • Work collaboratively and respectfully with peers, other team members and departments.
  • Attend training classes as scheduled and assigned.
  • Additional duties as assigned by supervisor.
