Qualifications

  • Previous hotel engineering or commercial building maintenance experience preferred.
  • Working knowledge of HVAC, plumbing, electrical, carpentry, and general building systems.
  • Ability to troubleshoot and solve maintenance issues independently.
  • Knowledge of OSHA and life safety regulations preferred.
  • Strong organizational and time management skills.
  • Ability to work weekends, holidays, evenings, and on-call rotations as required.

Responsibilities

  • Ensure life safety systems remain compliant with local, state, and federal regulations.
  • Inspect and maintain HVAC, MAUs, AHUs, boilers, and related systems.
  • Maintain plumbing fixtures and guest room amenities to ensure operability.
  • Perform comprehensive general maintenance and repairs across the property.

  • Maintain clean, organized mechanical rooms and work areas.
  • Respond to work orders promptly and communicate with departments.
  • Document daily testing and logs for safety and operations.
  • Protect assets and ensure compliance with Marriott and brand standards.

Position Purpose

Core Responsibilities
1. Life Safety & Regulatory Compliance

The Building Engineer is responsible for ensuring all life safety systems remain fully operational and compliant with all local, state, and federal regulations.

  • Conduct daily inspections of the Main Fire Alarm Panel and annunciator panels.
  • Perform required daily, weekly, monthly, and annual testing of fire alarm systems as assigned.
  • Inspect smoke detectors, pull stations, supervisory devices, and related fire protection equipment.
  • Monitor, inspect, and maintain Fire Pumps, tamper switches, valves, and associated equipment.
  • Maintain accurate engineering logs and inspection records.
  • Ensure the property remains inspection-ready for Fire Department, City, OSHA, Marriott, and ownership inspections.
  • Immediately report any life safety deficiencies to the Chief Engineer.
2. Mechanical, Electrical & Plumbing (MEP) Systems
HVAC Systems
  • Inspect and maintain Makeup Air Units (MAUs) and Air Handling Units (AHUs).
  • Replace filters according to schedule.
  • Replace belts and lubricate moving components.
  • Monitor building pressurization and indoor air quality.
  • Troubleshoot HVAC issues promptly.
Boiler & Hot Water Systems
  • Perform daily boiler inspections.
  • Monitor boiler operations and water temperatures.
  • Record required operating readings.
  • Conduct water chemistry testing.
  • Maintain domestic hot water systems.
Pumps & Mechanical Equipment
  • Inspect circulating pumps.
  • Lubricate bearings and moving components.
  • Check alignment and vibration.
  • Monitor for leaks or unusual operating conditions.
Electrical Systems
  • Repair and replace:
    • Lighting fixtures
    • Ballasts
    • LED fixtures
    • Electrical outlets
    • Switches
    • GFCIs
    • Circuit breakers (where qualified)
  • Troubleshoot electrical issues throughout the property.
  • Maintain guest room and public area lighting.
Plumbing Systems
  • Maintain all plumbing fixtures including:
    • Toilets
    • Urinals
    • Faucets
    • Sinks
    • Shower fixtures
    • Water supply lines
    • Drain systems
  • Special attention shall be given to all public restrooms by ensuring:
    • Toilets flush properly
    • Urinals function correctly
    • Flush handles remain secure
    • Leaks are repaired immediately
    • Restrooms remain fully operational at all times
3. Guest Room Preventative Maintenance

Engineers shall execute the hotel's Preventative Maintenance (PM) Program to maintain every guest room in excellent operating condition.

  • Inspect and maintain all hotel doors including:
    • Guest room doors
    • Stairwell doors
    • Mechanical room doors
    • Public area doors
    • Back-of-house doors
  • Tightening hinges
  • Adjusting closers
  • Repairing lock hardware
  • Ensuring proper latching
  • Replacing damaged hardware
  • Maintaining ADA compliance
6. Cleanliness & Organization

Engineers are responsible for maintaining professional work environments.

  • Mechanical rooms

Expectations include:

  • Clean equipment during servicing
  • Maintain organized tools
  • Properly store chemicals

7. Work Orders & Daily Operations
  • Respond promptly to maintenance requests.
  • Complete work orders accurately.
  • Close work orders immediately after completion.
  • Communicate repair status with Guest Services, Housekeeping, and Management.
  • Prioritize guest-impacting repairs.
8. Daily Testing & Documentation
  • Boiler logs
  • Fire alarm logs
  • Fire pump inspections
  • Water chemistry logs

  • Refrigeration logs (where applicable)

Documentation must be complete, accurate, and submitted on time.
