ESSENTIAL FUNCTIONS:
- Maintains the curb appeal and safety of the property, including grounds clean-up and maintenance;
- Completes work orders on vacant and occupied units in compliance with policies and procedures;
- Performs vacant unit make-ready process within established deadlines and goals;
- Answers emergency maintenance calls after regular work hours;
- Performs quality repair, inspection, and preventative maintenance for all aspects of residential buildings including air conditioning, heating, refrigeration, lighting, smoke alarms, and electrical systems;
- Performs repairs and preventative maintenance on building plumbing, gas systems, and steam pipes;
- Repairs and maintains building fixtures, appliances, floors, ceilings, doors, locks, cabinetry, tiling, and windows;
- Assists in treating pest infestations in building interiors and exteriors;
- Performs general painting on building interiors;
- Assists with repair and maintenance on roofs, plaster, and concrete;
- Checks sprinkler systems, fire alarms, and for leaks;
- Inspects fire extinguishers;
- Inputs work orders correctly into the computerized system;
- Uses supplies and materials following maintenance procedures and stock policies;
- Answers calls courteously and maintains good customer satisfaction;
- Follows safety rules and procedures;
- Assists in maintaining vehicles and equipment;
- Maintains cleanliness and organization of the maintenance area;
- Performs custodial duties;
- Maintains a professional appearance and attitude.
OTHER JOB REQUIREMENTS
- After-hours work required;
- Regular and timely attendance required.
REQUIRED EDUCATION, EXPERIENCE, AND LICENSES
High school diploma or GED plus two years of experience in residential maintenance or related field. Foreign credentials are encouraged.
Equipment Used
Hand and power tools, safety equipment, trucks, and related equipment. Ability to operate a computer and smartphone.
Supervision
May lead in a team capacity.
License Requirement
Valid Tennessee driver’s license; Category 07 pesticide application certification.

- Ability to perform physically demanding tasks (standing, walking, climbing, lifting over 50 lbs.);
- Dexterity to operate tools with clarity in speech, hearing, vision.
