Job summary

Flournoy Properties Group, the property management division of Flournoy Companies, seeks a maintenance technician for One Riverwalk in Knoxville, TN. This role supports the Maintenance Director and ensures timely service to residents at a luxury property.

Qualifications

• High School diploma or equivalent.
• EPA Type I/II or Universal refrigerant certifications required.
• Pool certification preferred.
• Experience with electrical and plumbing.
• State and Local certifications as required for all technicians.
• A valid driver’s license is required.

Responsibilities

• Under the direction of the Maintenance Director, perform routine maintenance and related tasks.
• Assist with service requests, make ready, pool and grounds care, and preventive maintenance.
• On-call after hours rotated, handle emergencies, and work full Saturday rotation with the team.
• Maintain parts, tools, equipment inventories, maintenance logs, schedules, and warranty lists.

Duties:

• Under the direction and guidance of the Maintenance Director, the maintenance technician performs routine maintenance duties and other related tasks when assigned
• Assist the Maintenance Director with completion of service requests, make ready, pool and grounds care, and preventive maintenance
• Perform On Call after hours service on a scheduled rotation, handle emergency service requests and work a full Saturday scheduled rotation with the other service team members
• Assist with maintaining up to date parts, tools and equipment inventories, maintenance logs and records, employee schedules, warranty lists, etc
• Ensure positive resident relations by responding to requests in a friendly, professional manner and within the designated time frame
• Maintain a strong emphasis on customer service help instill this value in co-workers
• Maintain a safe work environment at all times and perform duties following all Federal, State and Flournoy safety policy and procedures
• Assist Maintenance Director in other duties as assigned/directed

Qualifications

• Incumbents must have EPA certifications Type I and II or Universal for refrigerant recycling. (Applies to Certified Service Technicians.)
• Pool certification preferred
• Experience with electrical and plumbing.
• Incumbents must have all certifications as required by State and Local jurisdictions. (Applies to all Service Technicians.)
• A current valid driver’s license is required.
