Job summary

ZRS Management, LLC seeks a full-time Maintenance Technician to deliver skilled, reliable service to residents. You will support the Maintenance Supervisor, perform repairs across plumbing, electrical, HVAC and appliances, and handle turnover maintenance with efficiency and quality.

You will help uphold a preventive maintenance program, maintain a safe work environment, and assist with inventory and housekeeping tasks as part of a team dedicated to resident satisfaction and property upkeep.

Qualifications

• Must have a valid driver’s license with an acceptable driving record and proof of auto insurance.
• EPA certification is preferred; if required at a property, obtain within 90 days of start date.
• Strong maintenance skills across plumbing, electrical, HVAC and appliances.
• Excellent time management and attention to detail.
• Ability to adapt to change calmly and maintain confidentiality.
• Ability to lift heavy objects and communicate clearly with residents.
• Capable of working cooperatively in a team and on-call hours.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, HVAC, appliances, and related areas.
• Complete turnover maintenance within 3–5 business days, including blinds, filters, bulbs, and caulking.
• Maintain common areas: sweeping, mopping, vacuuming, trash removal, pressure washing, and windows.
• Monitor building exterior for roof, siding, shutters, and related issues.
• Support preventive maintenance program for assigned area.
• Ensure safe conditions for all equipment and structures in area of expertise.
• Enter newly purchased tools into inventory and keep workspace clean and organized.
• Observe all safety rules and practices.

Job Description:

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications

• Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
