Job summary

Dream Live Prosper Communities is seeking a Maintenance Technician to ensure safe, clean, and comfortable living spaces for residents. You will lead repairs across HVAC, plumbing, electrical, drywall, and fixtures while coordinating with vendors and residents.

You will also oversee turnovers, on-call rotations, and budget-conscious maintenance practices to protect assets and enhance resident satisfaction.

Qualifications

  • HVAC certification required.
  • Experience in plumbing repairs.
  • Ability to turn apartments in 5 days.
  • Experience in electrical repairs.
  • Proficiency in plaster/drywall repair.
  • Experience with lock replacements.
  • Familiarity with apartment turnovers in old and new buildings.

Responsibilities

  • Provide exceptional service to residents and address requests promptly.
  • Identify and resolve hazardous property conditions.
  • Prepare vacant apartments for move-in within 5 days, including repairs.
  • Perform HVAC, painting, electrical, plumbing, and appliance repairs.
  • Maintain grounds and keep areas clean.
  • Respond to emergencies when on-call.
  • Help manage budgets and implement cost-saving measures.
  • Coordinate service requests with team and vendors.

What we are looking for in a Maintenance Technician:

  • Must have HVAC certification
  • Experience in plumbing repair
  • Ability to turn apartments in 5 days
  • Experience in electric repairs
  • Proficiency in plaster/drywall repair
  • Experience in lock replacement
  • Familiarity with apartment unit turnovers in old and new buildings
  • Valid driver's license, clean driving record, and reliable vehicle for daily work assignments and on-call rotation
  • Possession of own basic tools
  • Excellent problem-solving and decision‑making abilities
  • Familiarity with budgeting and cost control principles
  • Practical communication skills for interactions with team members, vendors, and residents
  • Familiarity with property management operations is a plus

What you will do as a Maintenance Technician:

  • Provide exceptional service to residents, exceeding expectations.
  • Address resident maintenance and service requests promptly.
  • Identify and resolve hazardous property conditions.
  • Prepare vacant apartments for move‑in within 5 days, including repairs and replacements.
  • Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs.
  • Maintain grounds and ensure cleanliness.
  • Respond to emergency calls when on‑call.
  • Implement cost‑saving initiatives and manage budgets effectively.
  • Respond to resident requests within 24 hours.
  • Manage maintenance team's hours, focus, and on‑call schedule.
  • Provide mentorship and coaching to team members.
  • Maintain a well‑stocked maintenance shop without unnecessary spending.
  • Streamline purchasing processes for cost‑effective acquisitions.
  • Perform technician and groundskeeper duties as needed.
  • Efficiently schedule vacancies for 5‑day turns.
  • Assign service requests for a 24‑hour turnaround.
  • Manage security deposit dispositions and attend meetings as required.
