Qualifications

Responsibilities

  • Process and complete work orders across electrical, plumbing, HVAC, appliance, and building-system tasks.
  • Prevent hazards, correct safety issues, and track inventory to prevent delays.
  • Schedule and perform preventative maintenance on HVAC units and equipment.
  • Maintain accurate paperwork and documentation of completed work.
  • Participate in on-call rotations and respond to after-hours emergencies; communicate with residents clearly.

Multifamily properties run on the people who keep them functional. When an HVAC unit quits in August or a plumbing issue floods a unit at midnight, the maintenance technician is the one who makes it right. Cortland, one of the larger vertically integrated multifamily operators in the country, is hiring a Maintenance Technician for their community in Herndon, VA.

What the Work Actually Looks Like

This is a full-spectrum maintenance role. Day to day, you’re moving through work orders: electrical issues, plumbing repairs, appliance fixes, HVAC service, flooring, railings, and general building systems. You’re also doing the less glamorous stuff, correcting hazards before they become liabilities, tracking inventory so you’re not chasing parts when a resident is waiting, and documenting completed work accurately so nothing falls through the cracks.

Preventative maintenance is a real part of this job, not an afterthought. Cortland emphasizes asset preservation, so you’ll be scheduling and performing PM on HVAC units and building equipment on a regular cycle. That kind of proactive work reduces emergency calls over time, but it doesn't eliminate them. On-call rotations are part of the role, and emergency response is expected. Resident interaction comes with the territory. You’re often the most visible face of management for residents, especially when something's gone wrong in their unit. Professional, patient communication matters as much as technical skill in those moments.

What Cortland Is Looking For
