Job summary

SMITH is seeking a Maintenance Technician to ensure safe operation, maintenance, troubleshooting, and repair of building systems across our Houston-area facilities. The role requires strong technical expertise in HVAC, electrical, plumbing, or central plant operations, with a broad working knowledge of major building systems.

You will perform preventive and corrective maintenance, read blueprints, coordinate with vendors, and support on-call rotations.

Qualifications

  • Five (5) years or more in facilities maintenance with BAS, electrical, and life-safety systems.
  • High school diploma or equivalent required.
  • 2–5 years commercial building operations experience preferred.
  • Experience in office, warehouse, and mission-critical facilities preferred.

Responsibilities

  • Performs repairs and upkeep; completes maintenance work orders promptly.
  • Uses Microsoft Office; manages work orders and email.
  • Reads blueprints; maintains organization and multitasks effectively.
  • Must be self-sufficient, a team player, and able to lift 50 pounds.
  • Operates and maintains mechanical, electrical, plumbing, structural, and life-safety systems.
  • Monitors central plant equipment and performs preventive maintenance per standards.
  • Troubleshoots equipment and implements corrective actions.
  • Responds to building emergencies including alarms, leaks, and power interruptions.

POSITION SUMMARY

The Maintenance Technician is responsible for the safe operation, maintenance, troubleshooting, and repair of all building systems at all SMITH company locations in Houston, Texas (Spring Branch area). This position requires strong technical expertise in at least one core trade (HVAC, Electrical, Plumbing/Piping, or Central Plant Operations) while maintaining working knowledge across all major building systems.

ESSENTIAL DUTIES & RESPONSIBILITIES
  • Performs assigned repairs; building upkeep duties as needed (periodic pressure washing and leaf blowing as needed); emergency and preventive maintenance in a timely manner. Completes maintenance and repair records as required. Completes assigned work orders in a timely manner.
  • Basic skills with Microsoft Office. Uses company computer and personal smart phone for work order system and email.
  • Position requires excellent organization, verbal, written and multi-tasking skills. Must be able to read blueprints.
  • Takes ownership of work, is flexible, and focuses on creating a positive and welcoming impression.
  • Must be self-sufficient, team player. Ability to lift 50 pounds, climb ladders.
  • Operate and maintain mechanical, electrical, plumbing, structural, and life-safety systems.
  • Monitor central plant equipment including chilled water systems, pumps, cooling towers, and controls.
  • Perform preventative maintenance in accordance with manufacturer standards.
  • Troubleshoot equipment failures and implement corrective actions.
  • Respond to building emergencies including fire alarms, water leaks, and power interruptions.
  • Escort and monitor vendors and contractors to ensure quality and safety compliance.
  • Respond to tenant service requests in a timely and professional manner.
  • Identify opportunities to improve system efficiency and reduce operating costs.
EDUCATION & EXPERIENCE
  • Minimum of Five (5) years’ experience in facilities maintenance with thorough understanding of Building Automation Systems, electrical systems, controls, condensing boilers, package rooftop HVAC, variable air volume systems, chemical treatment, emergency generation equipment, plumbing, transfer switches and life safety systems.
  • High school diploma or equivalent required.
  • 2–5 years commercial building operations experience preferred.
  • Experience in office, warehouse, and mission-critical facilities preferred.
CERTIFICATIONS & LICENSES
  • Valid U.S. Driver’s License required.
  • EPA Universal Certification preferred.
  • SMT, SMA, BOMI, or equivalent certifications preferred.
  • OSHA training preferred.
KNOWLEDGE, SKILLS & ABILITIES
  • Strong understanding of HVAC, electrical, plumbing, and mechanical systems.
  • Ability to read blueprints and technical manuals.
  • Experience with Building Automation Systems (BAS).
  • Working knowledge of Microsoft Office (Word and Excel).
  • Strong troubleshooting and communication skills.
PHYSICAL REQUIREMENTS
  • Ability to lift up to 50 pounds.
  • Frequent walking in large campus-style environments.
  • Climbing ladders up to 30 feet and working from heights.
  • Bending, kneeling, stooping, and working overhead.
WORK ENVIRONMENT
  • This position supports multiple operational facilities. Some overtime may be required.
  • After hours, weekend and holiday work is only required on an emergency basis.
  • Participation in on-call rotation for emergency response may be required.
  • Work is performed in mechanical rooms, rooftops, and other industrial environments.
