N.F. Smith & Associates, L.P. is seeking a Facility Maintenance Engineer to oversee safe operation, maintenance, and repair of building systems at SMITH locations in Houston, TX.
The role requires strong technical expertise in at least one core trade and a broad working knowledge of major building systems. The candidate will perform preventive maintenance, troubleshoot equipment failures, read blueprints, and coordinate with vendors.
The Facility Maintenance Engineer is responsible for the safe operation, maintenance, troubleshooting, and repair of all building systems at all SMITH locations in Houston, Texas (Spring Branch area). This position requires strong technical expertise in at least one core trade (HVAC, Electrical, Plumbing/Piping, or Central Plant Operations) while maintaining working knowledge across all major building systems.
Minimum of Five (5) years’ experience in facilities maintenance with a thorough understanding of Building Automation Systems, electrical systems, controls, condensing boilers, package rooftop HVAC, variable air volume systems, chemical treatment, emergency generation equipment, plumbing, transfer switches, and life‑safety systems. High school diploma or equivalent required. 2–5 years commercial building operations experience preferred. Experience in office, warehouse, and mission‑critical facilities preferred.
Strong understanding of HVAC, electrical, plumbing, and mechanical systems. Ability to read blueprints and technical manuals. Experience with Building Automation Systems (BAS). Working knowledge of Microsoft Office (Word and Excel). Strong troubleshooting and communication skills.
This position supports multiple operational facilities. Some overtime may be required. After hours, weekend and holiday work is only required on an emergency basis. Participation in an on‑call rotation for emergency response may be required. Work is performed in mechanical rooms, rooftops, and other industrial environments.
