ZRS MANAGEMENT LLC is seeking a skilled Maintenance Technician in Frisco, Texas. This role focuses on providing exceptional service, performing maintenance repairs, and assisting with apartment turnover tasks.

The ideal candidate will demonstrate strong maintenance skills across plumbing, HVAC, and electrical systems, alongside effective communication and teamwork abilities. Qualifications

• Valid driver’s license with acceptable driving record.
• EPA certification preferred, must be obtained within 90 days if required.
• Ability to lift heavy objects.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, heating, air conditioning, and appliances.
• Conduct apartment turnover maintenance within 3-5 business days.
• Install and replace appliances and fixtures as required.
• Maintain common areas by cleaning and monitoring the building exterior.
• Help maintain a preventive maintenance program.
• Assume responsibility for the safe condition of tools and equipment.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position reports directly to the Property Manager.

Responsibilities

• Perform independent technical maintenance repairs to plumbing, electrical, heating, air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance within 3‑5 business days and complete the turnover checklist.
• Install blinds, change filters, replace bulbs, replace drip pans, replace door stoppers, caulk, and other miscellaneous repairs during turnover.
• Maintain common areas (sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows).
• Monitor building exterior for roof, siding, shutters, and other exterior issues.
• Help maintain an effective preventive maintenance program for the area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.
