Position Summary

The Maintenance Technician I, under supervision, manages daily tasks within the assigned community, supporting resident needs through on-site maintenance, unit turnover, inspections, and repairs.

Essential Duties and Responsibilities

• Maintain the physical condition of the community according to safety and operational standards.
• Complete service requests and repairs promptly and accurately.
• Seek supervisor approval for repairs exceeding $1,000.
• Inspect and prepare vacant units for occupancy efficiently.
• Manage supplies and tools inventory; purchase supplies using proper procedures.
• Work with approved vendors within the budget.
• Implement preventative maintenance to reduce emergency repairs.
• Perform minor repairs such as painting, drywall, plumbing, and electrical issues.
• Evaluate deficiencies and troubleshoot electrical problems.
• Assist the Community Manager and team as needed.

Education and Experience

• At least 1 year in maintenance or a related field.
• Basic knowledge of cleaning, plumbing, electrical, carpentry, boilers, and HVAC systems.
• Proficiency with hand and power tools.
• Valid driver’s license.

Work Environment

The role involves physical activity including standing, walking, climbing, lifting up to 50 pounds, and working outdoors in various weather conditions. Safety measures and annual lift tests are required.
