Job summary

Morgan Properties is seeking a dependable Maintenance Technician for a 624-unit apartment community in Eatontown, NJ. You will troubleshoot HVAC, plumbing, electrical, appliances, and carpentry, delivering timely repairs and strong resident service.

This role features a Mon-Fri schedule 8:00 AM to 4:30 PM, a rotating on-call requirement, and a $1,500 sign-on bonus. Base pay ranges from $22.00 to $26.00 per hour plus benefits and growth opportunities within the company.

Qualifications

• Experience performing general maintenance including HVAC, plumbing, electrical, appliances, and carpentry.
• Strong troubleshooting skills and ability to prioritize service requests.
• Valid driver's license and reliable personal vehicle; live within reasonable distance.

Responsibilities

• Troubleshoot and repair HVAC, plumbing, electrical, appliances, and carpentry.
• Complete service requests efficiently with quality workmanship.
• Perform preventative maintenance on building systems.
• Assist with apartment turns and prepare homes for new residents.
• Maintain interior and exterior of the community per standards and safety rules.
• Support seasonal responsibilities and property appearance.
• Communicate professionally with residents and onsite team.
• Participate in rotating on-call schedule for after-hours maintenance.

As a Maintenance Technician At Morgan Properties, You Will

• Troubleshoot and repair HVAC systems, plumbing, electrical, appliances, carpentry, and other general maintenance issues
• Complete service requests efficiently while maintaining a high standard of workmanship and customer service
• Perform preventative maintenance to maximize the life and performance of building systems and equipment
• Assist with apartment turns, preparing homes for new residents
• Maintain the interior and exterior of the community in accordance with company standards, safety requirements, and applicable regulations
• Support seasonal responsibilities and help maintain the overall appearance of the property
• Communicate professionally with residents and onsite team members regarding repairs, timelines, and updates
• Participate in a rotating on‑call schedule to support after‑hours maintenance needs and emergency response

Compensation & Incentives

• Base Pay: $22.00-$26.00 per hour

• On-Call Appreciation: $15/day while holding the on-call phone

Hours & Schedule

• Monday - Friday | 8:00 AM - 4:30 PM
• Rotating paid on-call participation required
• Must be available for weather-related and emergency maintenance events
• Schedule may adjust based on business needs

What We'll Expect From You

• Experience performing general maintenance repairs, including HVAC, plumbing, electrical, appliances, and carpentry
• Strong troubleshooting skills with the ability to prioritize multiple service requests
• Comfortable using smartphones, mobile work order applications, email, and other technology to manage daily responsibilities
• Active, valid driver's license and reliable personal vehicle
• Must live within a reasonable distance to support on-call and emergency response
• HVAC/EPA/CFC certification preferred

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
