Job summary

Bedrock seeks a maintenance professional to manage daily operations, maintenance, and repairs for its Cleveland portfolio of commercial and residential properties. You will ensure tenant satisfaction, oversee common area upkeep, and optimize equipment efficiency while maintaining knowledge of HVAC, plumbing, life safety, and security systems.

The role requires basic experience in carpentry, plumbing, drywall, and painting, plus ability to respond to emergencies and coordinate with contractors.

Qualifications

  • 1 year of experience in commercial or residential building maintenance (preferred).
  • Possess high school diploma or equivalent.
  • Must have and maintain a valid Ohio Driver's License and an acceptable driving record.
  • Experience in working with plumbing, electrical, and carpentry repairs.
  • Experience repairing and maintaining commercial HVAC units preferred.
  • Effective communication skills.
  • Ability to work under minimal supervision.
  • Ability to prioritize emergency calls.
  • Strong problem solving and organizational skills to gather information from multiple sources for the purpose of developing alternative solutions to repair and maintenance issues.

Responsibilities

  • Repairs, maintains, and replaces a variety of equipment.
  • Conduct periodic general preventative maintenance on the mechanical, electrical, HVAC and plumbing systems: This involves normal lubrication, adjustment, cleaning, replacement of consumable parts and periodic testing of equipment; Systems include, but are not limited to: air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling and plumbing systems, steam systems.
  • Perform manual snow removal and salting in all weather conditions.
  • Perform exterior grounds upkeep, sidewalk cleaning/sweeping, window washing, etc.
  • Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions.
  • Respond quickly to emergency situations.
  • Perform all assigned work to ensure the safety of the building's tenants and the continuous operation of the site(s).
  • Prioritize service calls and follow-up upon completion.
  • Coordinate contractor, tenant and management approvals for work orders that require the use of an outside contractor.
  • Order parts and supplies as required, and maintain stock and inventory control.

Job Summary

Responsible for the daily operation, maintenance, preventative maintenance and repairs to our entire Cleveland portfolio of commercial and residential properties with a focus on tenant satisfaction, common area appearances, optimum equipment efficiency and exterior grounds upkeep. Must have a working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary. Must have basic experience in some or all the following: carpentry, plumbing, basic drywall and painting.

The schedule for this specific role with our Engineering Team is Monday through Friday 9am to 5:30pm. One Must be available to participate in a rotational on-call schedule for urgent building or system-related issues during off-shift hours.

Physical Requirements
  • Ability to maintain balance and mobility, including climbing ladders and working on narrow or uneven surfaces.
  • Ability to bend, stoop, kneel, crouch, crawl, and reach in multiple directions.
  • Ability to stand and walk for extended periods and move between work locations.
  • Ability to push, pull, lift, and carry materials; heavy work may involve exerting up to 100 lbs occasionally, 50 lbs frequently, and 20 lbs constantly.
  • Ability to grasp and handle tools, materials, and equipment.
