Job summary

Incore Residential in Clearwater, FL is seeking a Maintenance Technician to support the Maintenance Supervisor and help maintain the property's appearance. You will complete work orders, keep records, and perform scheduled maintenance on equipment per manufacturer guidelines.

The role involves electrical, plumbing, and carpentry tasks, on-call weekends, and a starting pay of $25 per hour plus a monthly bonus. HVAC certification is preferred but not required.

Qualifications

• Ability to read and interpret safety rules, operating and maintenance instructions and procedure manuals.
• Ability to perform basic math and work with measurements.
• Ability to handle multiple tasks and meet deadlines.
• Basic personal computer skills.

Responsibilities

• Complete open work orders adhering to company policy.

• Maintain knowledge about contracts, suppliers, and their goods and services.
• Assist in maintaining pool/deck areas and grounds free of debris.
• Inspect units and common areas and perform necessary repairs.
• Participate in 24-hour emergency maintenance service.
• Perform makereadies on vacant units for future move-ins.
• Provide professional customer service to residents, coworkers, and vendors.
• Report lease violations and incidents promptly.

Job description

The Maintenance Technician assists the Maintenance Supervisor with the overall maintenance and physical appearance of the property, and with keeping the corporate office informed on the status of the property.

Responsibilities:

• Complete open work orders adhering to company policy
• Maintain proper records regarding preventive maintenance, service request, and inventories.
• Perform scheduled Maintenance on all equipment based on manufacturers recommendations.
• Maintain Current Knowledge regarding contracts and suppliers and their goods and services.
• Maintain Knowledge about water and gas shut offs, all building section cutoffs, building sewer clean outs and water cut offs.
• Assist in maintaining pool and deck area clean and safe
• Assist in keeping grounds trash and debris free
• Inspect units, buildings and common areas on a routine basis and perform necessary repairs.
• Maintain inventory in an organized manner
• Participate in 24hour emergency maintenance service.
• Perform Makereadies on vacant units for future moveins, utilizing unit checklist
• Wear Protective Gear as necessary
• Follow all organization’s policies, practices, and procedures
• Participate in proactive team efforts to achieve departmental and company goals.
• Perform special projects and other duties as assigned.
• Complete all information on the service request, time begin, end and sign.
• Always provide professional customer service dealing with Residents, CoWorkers, and Vendors.
• Report all lease violations and incidents in a timely manner

Qualifications:

• HVAC Certification preferred but not necessary.
• Experience in general maintenance, electrical, plumbing and carpentry repairs.
• Ability to work rotating weekends approximately two weekends (Saturday and Sunday) per month on an emergency/on call basis.
• Ability to read and interpret documents such as safety rules, operating, and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of residents or employees.
• Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
• Ability to define problems, collect data establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables
• Basic personal computer skills
• Ability to handle multiple tasks simultaneously
• Ability to handle a rigorous schedule of deadlines.

Physical Demands:

• Frequently lifts and carries up to 45 lbs.
• Occasionally lifts and carries up to 80 lbs.
• Push and / or pulls up to 200 lbs. with a dolly (i.e. appliances, AC unit, water heater)
• Frequently bends/stoops, climbs stairs, kneels, balances, reaches above shoulder height, walks, and twists.
• Has normal range of vision, hearing, and speech.
• Moves objects from one floor to another.

Starting pay $25 per hour plus monthly bonus.
