Job summary

Livingston Street Capital, LLC is seeking an experienced Maintenance Technician for Schuyler Commons in Utica, NY. You will support upkeep of an upscale 55+ community, ensuring safety, quality, and resident satisfaction.

Responsibilities include completing work orders, routine maintenance, painting, and performing snow removal. Strong communication and problem-solving skills are essential as you collaborate with supervisors, residents, and vendors.

Qualifications

• Minimum High School Education or equivalent.
• Minimum three (3) years full time maintenance experience including painting, drywall, plumbing, electrical, mowing, plowing, etc.
• Working knowledge of electrical, plumbing, HVAC, carpentry and heating systems.
• Valid driver’s license.
• Excellent communication and customer service skills.
• Ability to solve problems involving residents, emergency situations, etc.
• Basic computer skills for completing online work orders.
• Works well in a team environment and demonstrates integrity on a personal and professional level.
• Willing to work respectfully with people of diverse backgrounds.

Responsibilities

• Completes maintenance work orders as assigned.
• Completes daily work schedules for routine maintenance duties.
• Paints, cleans, completes maintenance items, and all other items required for the completion of the unit under renovation.
• Notifies Service Supervisor and Property Manager of all problems and potential issues of concern.
• Handles emergency situations that may arise, and communicates all details of the incident to the Property Manager.
• Participates in on-call schedule and responds to after-hours incidents.
• Performs all phases of snow removal from all needed areas and maintains all appropriate equipment.
• Interacts in a professional and courteous manner with all residents, vendors, contractors, and fellow employees.
• Actively participates and follows the safety and health programs.
• Maintains inventory of equipment, tools, supplies, and work materials.
• Other duties as assigned by the manager.

The Maintenance Technician is responsible for maintaining the physical condition of the property in a safe, efficient, and quality manner. This position will assist in all phases of maintenance operations.
