Job description

Position Title: Maintenance Technician

Mission: Committed to the elimination of racism and empowerment of women and children.

Objective:

Under the supervision of the Chief Operations Officer and the direction of the Quality Assurance staff, the Maintenance Technician is responsible for performing a wide variety of preventive maintenance, repair, and custodial tasks across multiple program facilities—including three supportive housing sites, one emergency housing building, and a licensed childcare center. The Maintenance Technician plays a key role in ensuring that all properties are safe, functional, and compliant with regulatory inspections and funding requirements. The three (3) sites are in located within a few blocks of each other:

1) 80 Hawley Street is the main YWCA building site with a licensed childcare center, 48 units of permanent supportive housing, and administrative offices.

2) 76 Conklin Avenue, Binghamton (Southside Manor (SSM) adult women’s shelter)

3) 45 Carroll St/ 34 Lisle Avenue, Binghamton under development and is called the Intergenerational Campus (IGC) and will be site for the new childcare center and 48 units of affordable housing.

Requirements: Must have a valid NYS Driver’s License. Must have 2-4 years of hands-on maintenance facilities experience, including general knowledge of plumbing, electrical, carpentry, painting, and housekeeping/janitorial skills.


Key Responsibilities:

1. Work Order Execution

  • Receive, prioritize, and complete work orders promptly through the agency’s work-order tracking system.
  • Document all repairs, parts used, and time spent on each task.

2. Preventive Maintenance

  • Perform routine inspections and servicing of building systems (HVAC filters, plumbing fixtures, electrical panels, lighting, etc.) on a scheduled basis.
  • Lubricate mechanical components, tighten fasteners, and replace filters or belts as needed.

3. General Repairs & Troubleshooting

  • Diagnose and repair plumbing leaks, clogged drains, electrical malfunctions, door hardware issues, drywall damage, and minor roofing or siding repairs.
  • Paint as needed.
  • Replace bulbs, ballasts, fuses, switches, outlets, and other small components.

4. Life-Safety Systems Support

  • Assist with monthly testing of smoke detectors, carbon monoxide alarms, emergency lighting, and exit signs.
  • Check and refill fire extinguisher cabinets and notify the Quality Assurance/ Program Support Staff of any unit due for certification.
  • Conduct Monthly Fire Extinguisher inspections throughout all sites and initial and date tag.

5. Grounds & Exterior Maintenance

  • Mow lawns, trim weeds/shrubs, clear sidewalks and entrances, and perform seasonal duties (snow shoveling, ice-melt application).
  • Report larger landscaping or structural issues requiring vendor intervention.

6. Childcare Center Support

  • Ensure playground equipment and outdoor play surfaces remain in safe, compliant condition (i.e. no chipping paint, routine surface inspections, fixture checks, peeling/chipping paint, caulking sinks, dripping sinks, slow drains, loose flooring, cleaning vents, HVAC filter changes, AC and heating tests, and OCFS required monthly fire drills.
  • Assist with childproofing tasks (securing gates, covering outlets) and inspect storage for hazardous materials.

7. Inspection Preparation & Follow-Up

  • Help prepare facilities for scheduled HUD, fire marshal, health department, and childcare licensing inspections by ensuring cleanliness and functional systems.
  • Complete any corrective actions assigned by the Quality Assurance/ Program Support Staff in response to inspection findings.

8. Inventory & Supply Management

  • Monitor stock levels of maintenance supplies (lightbulbs, filters, plumbing parts, paint) and submit restocking requests.
  • Keep tools, equipment, and storage areas orderly and secure.

9. Safety & Documentation

  • Adhere to all OSHA, EPA, and agency safety protocols; wear required PPE.
  • Maintain accurate logs of maintenance activities, inspections, and safety checks.

10. Collaboration & Communication

  • Provide clear status updates to the Quality Assurance/ Program Support Staff and program staff regarding outstanding maintenance issues.
  • Offer recommendations for capital improvements or equipment replacements.

11. Other duties as requested by supervisor.

Qualifications:

Experience:

  • Minimum 2–4 years of hands-on maintenance or facilities experience, ideally in multi-site residential or nonprofit settings.
Technical Skills:
  • Proficient with basic HVAC, electrical (up to 120V circuits), plumbing, carpentry, and painting tasks.
  • Familiarity with hand and power tools, ladder safety, and lift equipment.
  • Regulatory Knowledge:
  • Understanding of life-safety system requirements, childcare-center regulations, and HUD or local housing codes.
Soft Skills:
  • Strong initiative, problem-solving aptitude, and ability to work independently.
  • Excellent communication skills and a collaborative attitude.
Certifications & Licenses:
  • Valid driver’s license and clean driving record.
  • Certified Pool Operator (CPO), HVAC EPA Section 608, or similar credentials are a plus.
  • Physical Requirements:
  • Ability to lift up to 50 lbs., climb stairs and ladders, and work outdoors in variable weather conditions.

Work Environment:

  • Frequent travel between sites; reliable transportation required.
  • Occasional evening or weekend work for emergency repairs or inspection support.

Reporting Relationship: Supervisor-Chief Operating Officer / Direct Reporting QA/Program Support Staff

Salary: $24 - $26/hr

Classification: Hourly/Non-exempt, Full - Time

Hours: 40 hrs. per week
