Job summary

S2 Residential is seeking an Assistant Lead Maintenance to support on-site maintenance across the property. You will complete service requests for residents, assist with trash outs, and help with unit turns while ensuring safety and reliability of systems.

The role requires attention to detail, problem-solving, and a customer-focused mindset. A valid driver license and EPA certification are required, with a schedule spanning weekdays and on-call weekends as needed.

Responsibilities

  • Complete service requests for common areas, units, and other areas as directed.
  • Assist with trash outs and unit turns.
  • Inspect appliances, HVAC, plumbing, electrical and safety devices.
  • Perform routine minor repairs (lighting, plumbing, fixtures, doors).
  • Troubleshoot and repair HVAC equipment and related controls as needed.
  • Support maintenance staff and residents with on-site needs.

Property Name:The TatumHow you’ll make an impact:Assisting residents and your maintenance team alikeAs an Assistant Lead Maintenance, you are responsible for providing exceptional customer service through the completion of service requests.Proactively point out potential liabilities and assist in correcting them.What you’ll do:Complete service requests for common areas, occupied and vacant units, or anywhere on the property as directed. Service requests may include changing lightbulbs, unclogging pipes, fixing faucets, changing locks, floor tile installation and repair, and interior or exterior painting.Assist with trash outs and unit turns. Inspect the appliances, A/C system, toilets, faucets and showers, lights, disposals, and all safety devices.Perform routine plumbing repairs such as replacing/repairing/servicing water heaters, clearing drain lines, and replacing worn out washers, gaskets, facets and floats.Replace burned out, broken and/or nonworking exterior light bulbs and/or fixtures immediately.Perform routine electrical repairs such as: wiring fuses, fixtures and sockets, and repairing/installing/servicing HVAC systems.Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, forced air converter units, and make necessary adjustments or repairs; service and repair evaporative coolers.Troubleshoot, repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchanges, high limit controls, pressure controls and safety valves.Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed; connect motors and control panels.Who you are:Passionate about making an impact in the lives of your team and communityMust be detail oriented and observant.Problem solver.Possess a willingness to help.Valid driver license and auto liability insurance is requiredMust have reliable transportationValid Type II or Universal EPA Certification is requiredYour core values:Positive attitudeOutstanding customer service; able to consistently surprise and delight our residentsA true team player - willing to work and support at all levelsOur Hours:9:00 a.m. to 6:00 p.m., Monday thru Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed, Sunday. The Assistant Lead Maintenance position requires the ability to work any of the seven days of the week, 52 weeks of the year. Hours of operation are subject to change on time of year and based on the Property’s needs and resident activities. The Assistant Lead Maintenance will be on a rotating on-call schedule for after-hours/weekend emergencies.Physical Demands:Ability to continuously walk for 8 or more hours per day. It is estimated an Assistant Lead Maintenance technician will spend 99-100% of their time moving and on their feet.Frequently moving boxes weighing up to 50 pounds across the office for various needs.
