Job summary

ZRS Management is seeking a Maintenance Technician in Celebration, FL to work closely with the Maintenance Supervisor and Property Manager. The role focuses on skilled repairs, turnover work, and preventive maintenance to uphold high resident service standards.

Candidates should have plumbing, electrical, HVAC and appliance experience, with a valid driver’s license and a willingness to work on-call. The position offers full-time, career growth within a supportive team environment.

Qualifications

• Must have valid driver's license with an acceptable driving record.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating, cooling, appliances, and any other aspect as needed.
• Complete turnover maintenance within three to five business days, including setup of blinds, filter changes, bulb replacements, and caulking as needed.
• Maintain common areas: sweeping, mopping, vacuuming, trash removal, pressure washing, window cleaning.
• Monitor exterior for roof, siding, shutters, and related issues.
• Support preventive maintenance programs within area of responsibility.
• Ensure safety and proper operation of all equipment and structures under your care.
• Log new tools/equipment into inventory; keep work area clean and organized.
• Adhere to all safety rules and guidelines.

Job description

The Maintenance Technician's primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service.

Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

• Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
• Perform apartment turnover maintenance in three to five business days and turnover checklist completion. Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.
• Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.
• Monitor building exterior for issues with roof, siding, shutters, etc.
• Help maintain an effective preventive maintenance program for area of responsibility.
• Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.
• Enter any newly purchased tools or equipment into inventory.
• Keep work area clean and orderly.
• Observe all safety rules.

Qualifications
